J2 has been working with our community for a few years now and is doing an excellent job. There has been a lot of challenges for them with our extensive project. They have remained steady and consistent despite the chaos presented by many voices muddling and slowing down this process. J2's integrity, professionalism, and commitment to seeing this project through is very appreciated. J2's system of billing is impeccable, ensuring that their profit comes from their expertise and not any kickbacks from contractors or the magnitude of project, meaning that they do not have any incentive to make recommendations of rehabilitation or contractors other than helping the community get the restoration it truly needs. A big thanks to J2 for knowledgeable staff that aide communities in resolving significant issues.

We have had the pleasure of working with the folks at J2 on several projects. This is a premier company for developing high-performance building envelope repair scopes. They craft extremely detailed drawings and specifications to execute exacting waterproofing and flashing details that are at the forefront of building science. Andreeya specifically has been extremely diligent and organized with her project information and timelines. Can’t say enough good things about this company and its team. I look forward to working with them on future projects.

I too live in a townhome community, I too share the negative experience with other HOA owners regarding J2's unethical business practice. As a consultant, their role is to provide facts, analysis, different options and their pros and cons, and let the client choose, and to support whichever option the client chooses even if it's not the most profitable one for the consultant. Their job is to help client achieve maximum results with least amount of costs. But J2 has been relentless in pushing for unnecessary work to jack up our costs. For example, in 2023, they managed to get our HOA board to approve a $490K budget to replace roof and siding for 2 buildings which consisted of 7 townhomes, and that resulted into more than $70K per home. Mind you these townhomes are not big, and only the 4 corner units have a bit more siding; once you take out windows, doors, garage doors, there's barely any siding left. How can it possibly cost more than $70K per home? The cost was spread across the entire community through increased HOA due, so it did not seem conspicuously astronomical until you isolate the cost to the job scope itself. Now they're pushing for another round of it, claiming that in order to replace the roofs, it is necessary to remove portion of siding leading up to the roof. For those who have owned SFRs and have their roofs replaced, who had their roofers said they had to rip out section of siding for roof replacement? And we had a retired structural engineer in our community review J2's explanation for extra siding work related to roof replacement, the retired structural engineer called it BS. So we're still looking at $50K if J2 manages to push its way and get the board to go along with it to do more work than structurally necessary. At $50K+ assessment per home, it CAN ruin someone financially - there is at least one elderly nurse in our community who lamented that she could never retire with the way assessments and monthly dues keep piling on and going up. J2 would argue that they don't set the price, but here what J2 does to influence the price tag: they invite the contractors they know to bid for the work, they produce construction designs with unnecessary work for the contractors to price that in. J2 also blatantly controls the communication with contractors - if we contact contractor directly for bid revision taking out portion we don't need, the contractor would tell us they'd have to go through J2 and would only submit bids to J2. How is that even ethical that we can't communicate and get bids directly from contractors? I could go on with a litany of highly questionable behaviors, bottom line is, if I could, I would dismiss J2 in a heartbeat. It's sickening...
