I hired Magnolia Home Inspections to perform a home inspection on a property I purchased. After closing, a significant foundation issue was discovered that appears to have been present at the time of the inspection. What initially alerted us was visible evidence along the base of the wall, which prompted further investigation. Once the wall was opened, a foundation crack was clearly visible behind the drywall. Repairs have since started and are already exceeding $8,000, not including flooring or drywall replacement. I’m disappointed this issue was not flagged or recommended for further evaluation, as it would have materially affected my purchase decision. Update to the response below: Location of the Issue: The foundation crack that was discovered is located more than nine feet from an area where prior foundation repairs had been disclosed. While I was aware of those previous repairs, this separate issue was not identified in the inspection report. Communication During the Inspection: During the inspection, there was a brief interaction between the inspector and the homeowner. I was present for a short portion of that interaction before leaving. I did not personally request additional documentation from the homeowner. After the inspection, I received the written report from Magnolia and a request for a review, but there was no further discussion regarding potential foundation concerns. Moisture Observations: A subsequent inspection included moisture readings indicating that the drywall in the area was damp at that time. I have included a photo of that reading for reference. Repairs: The foundation repairs are being performed by a licensed and certified structural engineering firm.

Nick was my inspector. He did an excellent job of inspecting the house top to bottom and found a lot of small details we would have missed. Generated an excellent report for us to take to the seller for repairs. Would highly recommend him! If I buy another house I’ll go back to him!
