I would stay far away from renting at any property managed by Property Management Partners. After just shy of three years of tenancy, my move out was an absolute nightmare. After being told I took great care of the unit they sent me an invoice for over $2000 two weeks after my lease ended stating I caused damage. I was able to fight this and they came to the conclusion that they “made an error” and was told I did not owe anything. At least this email included a bogus invoice (for "paint materials", "sanding", and "light bulbs" - which I left a brand new one for them). Again, interesting that this was done in error when a human clearly wrote out this invoice. Might be a coincidence but the amount the invoiced me for would have nicely covered the cost to repaint the entire unit, as well as the cost of the lowered rent as the new tenant is paying less than I was. Again, might just be a funny coincidence but I couldn't help but laugh when I saw the number nicely made up for the $1200 they would have been losing as well as the cost of paint. So future tenants, beware of your rights and know that general wear and tear (including some warn paint and light chips and scuffs) is not something you need to pay for. Two weeks after this, I got another email stating I owe over $6000. Again they said they sent this email by error, but this caused so much distress. It is concerning that they threatened to go to collections in this email and did not include an invoice. While they are investigating why this happened to find the root cause, the same mistake happening twice is not acceptable. I am just constantly met with "with will look into the root cause" when clearly no improvements are being made. What is even more concerning is that this error could happen at all. To threaten collections, something that could severely damage someone financially, even by error is highly concerning. Do you mean to tell me your automated system is not in proper order and people risk false accusations? There was horrible communication in coordinating times for contractors to see the unit after I gave my notice. To top it off while they had the time to send me these two email claiming I owe them, I am still waiting for the cheque for my $300 key deposit. When requesting my account ledger, they also sent me another tenant's ledger. It is such a mess and their multiple emails saying "they understand my frustrations" or "hope it didn't cause too much concern" are laughable. Because of them I've had unnecessary stress, have lost sleep, and most importantly have wasted so much of my time. I have so many questions about how this business operates. I am not one to write negative Google reviews, especially since we've been communicating over email. But now I fear others are facing similar issues and would rather express concerns publicly and hopefully prevent others from suffering through a similar experience.

Working with Alex Gumucio has been a refreshing experience. As a real estate agent, it’s rare to find someone so responsive, reliable, and genuinely invested in both people and properties. Alex handles everything with professionalism and care, he makes the process smooth, efficient, and stress-free. It’s a pleasure to work with him!

Beware of this property management company. Do not work with them. My property was sold in March. I provided this company with sufficient notice of the sale. There’s a final disbursement of over $7000 due back to me. I have sent numerous emails requesting that the final disbursement be sent to me. To date, they haven’t sent the final payment. Be very cautious of this company.
