My experience with Goodall Property Management was one of the most stressful periods of my tenancy. It became clear that this company prioritizes shielding property owners over any semblance of professional landlord-tenant relations or tenant advocacy. The management structure felt designed to let owners dictate terms with impunity while Goodall acted as a complaint department. Communication was virtually non-existent; I often didn't know if I should address an issue with the owner or Goodall because they were never on the same page. From the start, there were major maintenance failures—leaking toilets, faulty windows that caused extreme temperature swings and massive utility bills, and broken appliances—which were met with dismissive attitudes from the owner and apathy from Goodall. I felt like I was being blamed for problems that existed before I moved in. Also. There's financial transparancy issues. My rent was consistently higher than expected due to hidden fees not clearly outlined in the lease, on top of fees for using the portal as directed. When it came time to renew, I was given a shocking 22-day notice to vacate without any justifiable reason, despite my clear intent to stay. After pressing the owner, it surfaced that Goodall had apparently misled him into believing I was negligent in payments, which was false due to their own portal issues. The owner’s true motive was clearly to sell. To top it off, the security deposit process was a nightmare—delayed well past the legal timeframe and returned with bogus, excessive charges, including for a problem I had complained about since moving in. Every inquiry to Goodall about these issues resulted in being passed around with no resolution. If you value clear standards, professional communication, and management that will stand up for their tenants, steer far clear of Goodall. They will let their partners treat you poorly and offer no recourse at all.
WARNING: Avoid this company at all costs. We left the house in wonderful condition, even the manager stated that, and they charged us $1,800 for “damages beyond normal wear”. Mind you we paid $1,100 to have it professionally cleaned and the carpets as well. When we requested photos of what they were claiming was “beyond normal wear” they said “yeah no problem, we will work on that.” And absolute radio silence. No pictures, no nothing. These people KNOW WHAT THEY ARE DOING in order to take your money!!!
Goodall properties is horrible to rent from! Stay away and find something else. Their service is great if you like to wait 7 months to get something fixed. On move out I was told everything was immaculate and no need to do a walk through. Then when I get my deposit check back they took almost $900 off for items that were in bad working order when I moved in. Got charged for a doorbell that never worked, a patio door that the handle was about to fall apart and a $320 cleaning bill. This company will screw you over and take your deposit .
