Terrible Property Management – Know Your Rights and Protect Yourself. This has been one of the worst rental experiences I’ve ever had. Maintenance is practically nonexistent — requests are either ignored for weeks or handled poorly when someone finally shows up. You’re often left to live with unresolved issues that management should be fixing. The biggest issue comes when you move out. No matter how clean you leave the place, even if you patch holes, paint, and deep clean, they will still charge you for anything they can — often unfairly. It feels like they're just looking for ways to keep your deposit. Important advice to fellow tenants: • Know your rights. You are not responsible for normal wear and tear. • Carpet damage? You're only responsible for repairing the damaged area, not replacing the entire carpet. • ALWAYS request a detailed breakdown and copies of all invoices for any deductions they make from your deposit. If they can’t provide legitimate documentation, they’re likely trying to overcharge you. This management company clearly prioritizes profit over fairness and transparency. I do not recommend renting from them unless you want to deal with stress, poor communication, and unfair charges. Tenants deserve better
They do not care about their tenants. Went against their own lease when it came to move out and proof of receipts for deductions taken from deposit. They refused to show us any receipts or pictures of “damages” prior to move out. Brianne said the house looked amazing when we moved out but then folded to whatever the homeowners wanted after moving back in after 5 years. They let the owners charge us for wear and tear after NUMEROUS residents have lived in the house.
This is a little late, but on two separate occasions Brianne & David, owners of Mountain Valley Property Management, have come to my rescue at my residence. I had a very scary incident in November when my home flooded from the upstairs apartment, with five inches of water, pouring through the light fixtures @ 3:00am. Brianne showed up @ the same time as the fire department in the middle of the night it was 31 degrees outside. Brianne called specialists to get to my home, and get the flooding damage under control. I've never experienced anything like that. Couple of month's ago David & Brianne came to my rescue once again at 9:30pm to investigate a smell, like burning wire, due to the previous situation. Mountain Valley Property Management has been outstanding to help me feel safe in my beloved home. The office staff also does a great job. Thankyou, Paige H.
