I am not one to usually leave reviews but this time I feel I have to warn others. Beware of fake reviews! Not open 24 hours! This is yet another one of their lies and mind games. As a landlord, this is by far the worst property manager I ever had the displeasure of hiring and dealing with. Luiza Nalik insisted that in order to list my property, the rent had to be lowered to more than 12-20%+ below the listed rent amount for similar properties in the area that I found on the MLS on my own (that also disappeared/rented within days) and even lower than the rent the tenants who moved out on July 31st were paying i.e. at a huge financial loss. Yet she insisted that my property was in great shape and didn't even need repainting. She was also planning on meeting again to readjust the rent amount depending on the market response i.e. lower it even more. Don Stewart was trying to get me to lower the rent by 5% from what my tenants who moved out on July 31st were paying. Neither Luiza nor Don ever provided any valid justification, comparables nor proof supporting their claims/numbers in spite of my repeated requests. When I declined the numbers, they said that this is not how they work and when I rejected being bullied and dictated to, they resigned saying that they are not the right "partner" for me and informed me that they will not be listing my property for rent effective immediately. A week later, on Thursday, when I hired my new property manager, I emailed at 8:30PM informing them. I then put them in touch with my new property manager at 8:25AM on Friday for the handover but that never happened. It is now Monday and still no handover, no keys and no response. Nothing but unnecessary unjustifiable delays and a suspicious hidden agenda for major financial losses with these people. They have now wasted all of August and September has started without any progress towards listing the property nor finding tenants. No wonder there is a housing crisis in Ontario! Update 1: It is now Tuesday. My new property manager had to send them yet another email at 8:07AM asking for their availability in the morning for the handover. No response until 11:12AM saying that they have left a lockbox onsite. No code provided. My new property manager had to ask for it. By the time it was received from Stewart Property Management, it was 12:14PM. We will see if it works. And on and on it goes... Update 2: The code for the lockbox worked and we now have access to the house. But once inside the house, we discovered that there is no power. I have contacted HydroOttawa and unlike what Luiza lead me to believe that Adriana would be contacting the utility companies, this never happened. Power was disconnected due to noone claiming responsibility for it. Is there no limit to their negligence, hatred and viciousness?!
Mehdi Faquir is helpful, caring and tried to find us a home for my family even know it didn't work out he was very compassionate. Luiza has great customer service and is helping my family find new rental, my landlord is selling. As for a lot of rentals they have a maximum of 4. Luiza is going above and beyond To help our family. Thank you all... Please support them for all your rental needs.
