I had the pleasure of working with Pierce and Madz from Tide Property management. They made the process of on-boarding to finding and placing a renter in my home within weeks quite simple. They have an all in one contractor that fixed up my home to make it rent ready as well. I have been with this management company for couple months, and their online platform is easy to use, and should be receiving my first months rent in a few days! I'll update as I continue to use Tide.
I honestly don't even know where to begin with Tide Property management. For homeowners that are considering them: they have 3 different tiers for the amount of "management" you'd like to receive for your property. I chose the middle tier because it made sense and included photos and other items. The home office didn't pay attention to a single thing we had told them based off our needs. We informed them that spouse is military and we weren't entirely sure when we would get orders. Mads instead of reading our needs analysis called me in Jan asking for all of our belongings to be out of the property so they could take photos and start marketing the property even though we still were occupying my residence until we got hard orders. We informed them, in March, that the property would be vacant as of April 5th. My property was not placed on the market until May. Before it was supposed to be listed we all had agreed to place the property on the market for $2500 after further analysis. Mads placed the property on the market for $2100 without consulting with Kelly. They had to do a price adjustment the day it was listed (which is never a good look). I expressed concerns about the quality of photos and how they didn't accurately represent the property. I was gaslit by Kelly over and over again stating the photos look great, don't worry about the photos. After 9 days, they reached out and said the property wasn't performing and asked if we could do a price adjustment. I expressed concern since it was the 3rd price change in 9 days but agreed to the price change. After that, I did not hear from them for 19 days even though in their contract it states they would give owners an update every 10 days. I asked Kelly what was going on an received an email stating that they were going to drop the price of my home to 2000 without asking. I responded back asking what marketing efforts and what listing sites they were using. They responded stating that the house was listed on over 15 different sites but one of them was NOT the MLS. We decided together that their services and my expectations to hold them to the services they promised in their contract weren't aligning and separated ways. I sent them an email letting them know that True Blue (which I highly recommend) would be taking over and that the last 30 days of their service was absolutely not needed. I reached out to Kelly asking her about where the keys to my property were with zero response. I find out later through a 3rd party that Tide Property Management Company misplaced the keys to my home. I had to pay to have my residence rekeyed by the new property management company. If I could give them no stars, I would but Google is kinder than I am. Other than the initial meeting with Pierce, the entire customer experience as a homeowner was completely awful. Edit: I called and spoke with Mads after the co owners response. She states she has no idea what happened to my property keys and Kelly is not there anymore. Yes, the partnership ended months ago. I'm not sure why they're so surprised I'm leaving a review after my home was finally rented and placed on every site possible.
Tide is an absolutely phenomenal property management company that not only cares about their owners, but the tenants! Often times, PM companies neglect the tenants best interest, which in turn, negatively affects the owners when tenants do not want to re-sign. I’ve rented from many property management companies and most were nightmares. As a tenant with Tide though, you don’t want to move elsewhere because the management is that great! Happy tenants make for happy owners! I recommend Tide to anyone needing a property management team or anyone who is looking to lease a property!!! Tide has restored my faith in renting under a PM company.
