I had a probate property from the 1930s that had been derelict for a year and a half, so I required a surveyor with an understanding of older properties. Nasir, with his many years of experience and local expertise across East London, Essex, and Kent, stood out immediately. What I Liked About Nasir and Smart Home Surveyors Honesty - above all: Nasir isn’t a “yes man”. He gave me the facts-even if that wasn’t what I wanted to hear. When I asked about potential issues, such as intrusive plants in my garden or details on the building’s structure, he clearly explained what falls within his expertise as a surveyor and what doesn’t (Nasir is not a structural engineer or a plumber, he is a surveyor). He even guided me to the right professionals for further help. I got exactly the detailed information I needed. Thorough Documentation: The survey report included clear photos of problem areas. These visuals helped me quickly understand the issues and prioritise what needed my attention. Always Prepared: Nasir even brought his own ladder to inspect the loft when one wasn’t available at the property. His readiness and quality equipment were impressive. Meeting Tight Deadlines: With a pressing deadline and previous surveyors having let me down, Nasir rearranged his schedule to ensure I met the government’s stamp duty deadline. Had I missed it, I could have faced additional costs up to £16,000. Excellent Communication: Nasir kept both me and the estate agents informed throughout the process. His punctuality and proactive updates made a significant difference which reassured me. Fair and Transparent Pricing: While not expensive nor cheap, his fees were reasonable considering the thoroughness of the survey and the size of my property. His report identified over £10,000 worth of issues, which I successfully used to renegotiate the sale price, saving me money. Tips for Choosing a Surveyor Verify Credentials: Check if the surveyor is a Level 3 professional on the RICS website. Nasir definitely is! Prioritise Experience over qualification: Don’t just go for newly qualified surveyors. Experience often outweighs the qualification alone, Nasir’s track record speaks for itself. Avoid Surveyor Agencies: Be cautious of agencies who offer random surveyors. They offer much lower prices, but the survey reports often lack depth and detail. The surveyors they provide are not paid well. Their surveyors will provide you a sample stock template report. Invest Wisely: Your property is a significant investment. Whether you need a Level 1, 2, or 3 survey, don’t be tempted by very cheap surveyors. Expect Critical Surveys: A surveyor’s job is to uncover issues and find problems so you can go away and renegotiate a price. Finding problems might be unsettling, but it’s far better than discovering them after purchasing your property. The Report: The report from Smart Home Surveyors was very comprehensive. It featured an easy to navigate layout with an index, a condition rating using a color indicator, and a summary page outlining all the key issues. The photos were especially helpful in quickly pinpointing problem areas. I only wish Google allowed me to give more than the standard 5 Star rating because Nasir’s service was truly exceptional.
