We recently had Andres Roofing & Construction replace the roof on our classic Chicago two-flat, and I can’t say enough good things about the entire experience. After speaking with three different companies, we chose Andres Roofing because Sergio was by far the most knowledgeable and transparent. He explained every detail about the job, including the materials they’d use, and ensured that everything would meet State Farm’s requirements, which was a huge deal for us, as we were forced to replace our roof just to keep our insurance. Here’s what was included: they installed 2 inches of insulation and a fully-adhered 60mil white energy-efficient TPO roof membrane from GAF EverGuard. They also swapped out our old gutter for a new 6" galvanized commercial-grade gutter, put in a new 5" round galvanized downspout, replaced two 8" roof vents, and installed a new wooden roof hatch. Everything was explained clearly, and we got to see photos and videos of every step, thanks to Sergio’s drone and camera work. The project ended up costing a bit more than we planned—$28,553.50 in total—because once the old roof was off, they found 130 linear feet of rotted decking, three sheets of plywood that needed replacing, and 21 pieces of coping that were in bad shape. Sergio didn’t just spring these costs on us; he showed us exactly what was wrong and explained why the extra work was needed. I really appreciated the honesty and the way he kept us in the loop. The crew was fantastic. They showed up early, brought their own portable restroom so they didn’t have to come in and out of our building, and cleaned up every day (three truckloads of old roofing gone!). They were polite, respectful to our neighbors, and even helped someone carry a heavy item up the stairs—totally above and beyond. We also got all the paperwork up front—licenses, insurance, everything—which made us feel secure. Payment was straightforward: half up front, the rest when the job was done, and we got a detailed invoice. Best of all, we now have a 10-year warranty covering all labor and workmanship, so we know we’re protected moving forward. If you own a traditional Chicago brick two-flat or need a commercial roof replacement, I can’t recommend Andres Roofing & Construction enough. They made a stressful situation so much easier with their professionalism, communication, and quality of work. I’m genuinely grateful for how everything turned out.
