I was referred to Cindy Morrison by a friend. Cindy presented herself as polished and professional and made an excellent first impression. She assured me that she would help prepare my home for sale, even offering to assist with packing, but that promise was never fulfilled. Throughout the process, Cindy repeatedly told me that I was protected and that she had my best interests at heart. I trusted her completely and relied on her to follow my written instructions. I sent Cindy an email clearly outlining how I wanted the transaction structured. I was trying to help someone achieve homeownership and offered either a contract for deed or lease-to-purchase arrangement. Unfortunately, Cindy’s relationship with the prospective buyer clouded her judgment and led her to disregard my instructions. She unilaterally altered the terms of the agreement. In my instructions, I specified that there should be both a down payment and a deposit, and that the contract should include a 10% interest rate with an amortization schedule. Instead, Cindy changed “down payment” to a refundable deposit and ignored my directions regarding interest and amortization entirely. Anyone familiar with a contract for deed understands that the buyer pays more than the asking price and that there is a cost associated with the seller holding the mortgage. I was effectively serving as the bank, and to make it worthwhile, a 10% interest payment was necessary. Cindy failed to include this fundamental term. She also failed to discuss or disclose closing costs with me and wrote into the contract that I would pay all of them — including a 3% brokerage fee — despite the fact that I had already paid her for her services to draft the contract. This was neither agreed upon nor authorized. Cindy’s negligence has caused serious complications for both me and her client. Her disregard for my explicit instructions, her lack of transparency, and her apparent bias toward her acquaintance have created lasting harm. When I confronted Cindy and her broker months later, neither offered an apology or acknowledgment of responsibility. This entire ordeal has caused significant psychological distress. Cindy portrayed herself as a trusted advisor and friend, but her actions revealed a complete disregard for her fiduciary duty and for my trust. My experience with her has been deeply disappointing and damaging.

I've never listed with C&C but have bought two homes that they listed. The latest produced over $30,000 in commission on their end. The Broker, Rose Ford, was aware of issues we had with her agent, Brandi. The latest issue was something else missing from the residence that was not supposed to have left the house. We had 3 pool companies out and discovered the issue yesterday and I called the broker after the agent decided not to help. This was an issue on their end and after review I got a call back from Ms. Ford and she stated no one knew anything about it and simply said, sorry, there is nothing we can do. So, once again, I spent the $404.00 dollars to replace what was taken. I highly recommend anyone wanting to deal with a firm that stands up to always do the right thing, LOOK ELSEWHERE. I will continue to recommend other firms weekly and never buy another property they have listed.
