I recently rented an apartment in Lexington from this company. This was my experience. I found the listing on Furnished Finder and the listing said “Utilities Included”. Per the lease I eventually had to sign, it stated the renter was responsible. I found this to be pretty ridiculous since I would only be renting the unit for 3 months. Unfortunately, I only discovered this after I had to pay for a background check so I didn’t want to back out. Furthermore, the background check fee was not included in the listing. This was a bit irritating but I also know this is a typical requirement for property management companies. As far as the apartment itself, it was as described in the listing. I liked that I could park my car in a carport. As for the building, I had some issues. I discovered early on that it was the norm to leave the doors to the building wide open allowing heat and bugs in. I was mostly annoyed about the heat as I am sure this will cause the air conditioning to be on longer and will cause an increase in utility bills. Doing laundry was also interesting. The washer and dryer are located in the basement. To get there, you go down a flight of stairs which requires you to duck if you are more than 5 feet tall. The basement is full of junk and felt unsafe. I was legitimately concerned, especially with doors to the building left open, that someone could easily creep down there and hide. As far as dealing with the management company, I don't have too many positive things to say about my experience there. The positives were, when I first moved in the TV blew up and it was replaced within a day and half. Also, the air conditioning went out and was also fixed within a day and a half. Now for the negatives. Make sure to get the utilities in your name as soon as possible. The people who work in the management office do not have a good understanding of how to read utility bills. I had 2 bills charged to my account in which I was being asked to pay for past due balances during a time when I was not yet living there. The first time was resolved quickly but the second instance required a lot of going back and forth with management. The only reason I got my money back was because I reviewed the bills closely and called the utility company to understand what I actually owed. Also, it is important to note that while Wi-Fi is included, the management company does not handle this. I did not have internet for the last 2 weeks I was there. I couldn’t do more than basic troubleshooting because, since the account is in the building owner’s name, Metronet would not schedule a service appointment. This was a huge inconvenience to me since I couldn’t use the TV (since every service is streaming) or my laptop. I also had to burn through data on my phone. The management company reached out to the owner who, according to them, was traveling. I found it very strange that a property management company would not also manage the Wi-Fi for the building since this is a very important utility. That’s pretty much it. I got my deposit and the refund from an overpaid water bill back. I’ve never had such a bad experience with a rental. I have rented several places in Lexington now. I have also rented places in other cities. I am generously giving 2 stars because of the carport and because they did fix the TV and AC issue quickly.
