I worked with ICPM for a year for property management and tenant placement. At the beginning, everything was great. Alcy was very responsive and we had seamless tenant placement and no issues. When it came time for my tenant to move out, that's when everything changed. I tried emailing Alcy initially and her email no longer existed. I don't know what happened to Alcy but hope she is doing ok. Thomas took over management for my property. This is where everything went downhill. My property spent 2 months vacant. Thomas would change the rent price up and down without asking me about it first. He used the photos I took from last year's listing to list the property but used computer screenshots of the photos!! I should have fired him right then and there for negligence. There was no communication on plans for getting a tenant in or pictures of walkthrough of the home pre and post cleaning. I was texting Thomas 3 days in a row just to get a response and they were always vague and short. I asked many times for an itemized receipt of the security deposit return to the tenant and never got it. During the "cleaning" he scheduled, he did not even check for the keys left by the previous tenant and threw out the dumpster key and guest parking pass. I did not find out of all the issues with the home's cleanliness until I ended my relationship with ICPM and hired ziprent management. My backyard was overgrown with weeds in the turf, all the cabinets are extremely dirty, and the floors are covered in dust and dirt. I am paying again to have this house cleaned. I have no idea if ICPM took the security deposit they held from the previous tenant and ran with it. Clearly nothing was used to ensure the house was in proper shape for the next tenant to come in. As for ziprent, they were able to get a tenant to sign for the property in less than a week after listing with them. Clearly the market is not slow like Thomas wanted me to think. I also was able to rent out for much higher than the price Thomas dropped my rent at as well. Overall, I am now out 2 months rent and additional cleaning fees because Thomas is a negligent property manager. Do not hire ICPM to manage any of your rentals. This is a cautionary tale for everyone looking for property management in Sacramento.

I have been with Investors Choice Property Management for more than a year now and am completely satisfied with the way they conduct their business. I was skeptical in the beginning, because, I had never used a property manager previously and it was difficult trusting them at first. They have done well managing my property. Investors Choice Property Management have been thorough in the handling of my tenants needs with my best interest in mind. I would recommend this company to my family and friends.

My husband and I went and viewed a rental property. The agent who showed us the property was pretty rude, didn't have much knowledge of the property itself, was unable to answer a lot of our questions, and when we brought up issues with the property of things we saw that were not up to code or things that were damaged she gave us attitude. Despite the unpleasant experience with the person who showed up the rental we liked it, so decided to apply. They only accept cash or money orders for the application fee and it has to be taken to their office. My husband took the money and put completed applications and they did not even provide a receipt. He asked for one and was given a sticky note saying we paid the application fee. 2 days after submitting the application I was sent a text saying the owners decided to pull the property. It all seemed very unprofessional. The showing agent was very unhelpful less than personable. Hopefully they will end up returning our application fee at minimum.
