We had an excellent experience with sunrise properties. They were quick to return communications and incredibly accommodating to our family. The property we rented was clean and had all the amenities listed. We were pleasantly surprised to receive a welcome book and beach bag from sunrise properties which came in very handy. We worked closely with Kara and she was the best! She was able to grant all our requests and was quick to reply. We will definitely use sunrise properties again when we rent in Rhode Island.
If you are considering Sunrise Properties for the 25-26 academic year, I would highly advise against it, and if you are living in one for the 24-25 year, I am sorry for you. Last year, my roommates and I moved into a Sunrise house on Ashton Ln that was full of pre-existing damage and outdated furniture. When it came time to move out was when the problems began. We left on May 20th, which in accordance with Rhode Island State law would mean we should have received our security deposit by June 9. My roommates however received only HALF of their deposit three days late on June 12. Of the $2000 they kept from us: $450 was to remove our kitchen table, which was perfectly fine aside from the dollar store table cloth they superglued to the table having some tears, $350 to remove the downstairs desk, which interestingly the owner said was “left behind” during his last walkthrough, and $100 for their smoke detectors running out of batteries two days prior to the same walkthrough. Not only was this irritating but I personally had still received nothing. The next day on June 13 I called sunrise to inquire where my check may be and I was told it must still be in the mail. 8 days later, June 22, I called again and was told my address did not include “East” after my street (even though the mail carrier knows our last names opposed to the family that lives at “west”) and that they will resend to the corrected address. 6 days later, June 28, I called for the third time to inquire where it might be and they told me that my address still does not include “east” proving no one at their office corrected it the first time. 12 days later, July 10, I called for the fourth time to ask where my check was and asked for confirmation. They told me they would call the landlord then call me back, they never did. 15 days later, July 25, I called for the final time demanding confirmation and telling Sunrise I had legal representation set up. 4 days later, July 29, I finally received my check after the legal ultimatum. 70 days later, 3.5x the RI state law. Also interesting: when one day late a payment, they have the ability to remove it from my bank account, but then they allegedly don't have the power to put any back in when it's time to return my deposit. We have recently found out that some of the house was refurnished, and I wholeheartedly believe Sunrise Properties and their landlords deliberately take advantage of URI students and use their security deposits for their own personal gain and benefit of the house, and not for proper damage repair costs. Should some have been kept? Yes. But $1000 for a left behind desk, a superglued table cloth, and smoke detector is gouging and embarrassing for the company. Not to mention they are in no rush to tend to your needs, or give you your money.
My experience has been pleasurable and relaxing. Our vacation home was clean and completely supplied with the best kitchenware. I felt safe and secure in our friendly neighborhood. Not too far from the beach and we an ample yard to play in.
The home we rented from Sunrise Properties wass perfection! As soon as we walked in we could tell the home was immaculate. The ac functioned well and despite the outside humidity, the home remained cool. The bedrooms and bathrooms were pristine. The first floor living area had a large dining table, a full bath, a generous living room with a sofa so large we comfortably had eight people lounging and playing games. The large side yard is completely fenced in (one side of the yard was one of those beautiful old and hand crafted stone walls.) The patio had a pristine six person Adirondack dining set with accompanying extra four Adirondack chairs leaving ample room for all! We brought our two dogs, they too enjoyed the home and yet despite the fact I have a very sensitive nose, I could detect no "dog smell," the house was fresh and clean smelling. The upstairs living area had an equally big kitchen, four well appointed bedrooms a large living room and a full bath. The easily accessible washer and dryer was definitely a bonus. Misquamicut State beach was a quick drive away as was fantastic dining like Spain, Iggys, Boone Street, Georges and of course Brickley's Ice Cream! Overall, we cannot say enough great things about the home and look forward to coming back next year!
