Renting a new flat

I have recently moved into my first rental property. After speaking to lot of agents I gound a flat with Balgores. Michael showed me the property and was on hand to answer any questions I had. He made things so easy and nothing was too much trouble. I was very anxious about the move but Michael and his team eased my nerves and made things so much easier. I would definitely recommend Michael and his team at Balgores Basildon Lettings to anyone that is looking for their new home. Thank you so much!!

I would strongly advise avoiding Balgores Basildon. Our experience renting a flat through them over the past year has been awful from start to finish. From the day we collected the keys, we encountered multiple issues that were never properly addressed. The property was handed over in poor condition — including a fire alarm that was not fitted and left on the floor, which we reported immediately. Despite raising the issue numerous times over 11 months, it was never resolved, even though it breached basic fire safety regulations. We also had damaged furniture that had to be thrown away due to the poor condition of the flat when it was let to us. The front door didn’t close properly for almost a year — it was only around a week before we gave notice to leave that they finally contacted us about replacing it. However, it was never actually replaced, as we moved out shortly after. We also found Joanne to be extremely unprofessional and rude. She regularly cut us off during phone calls, refused to listen properly, and made communication unnecessarily stressful and frustrating. The situation became even more concerning when, after my fiancé left an honest Google review, we received a call from Michael, who asked us to remove it because it “affected his job.” When we declined, he offered a £50–£100 Amazon voucher in exchange for taking it down. He also asked us to delay posting another review while they “looked into resolving the issue.” We agreed, but no one ever followed up — even after more than a week. This experience has shown us the complete lack of care, professionalism, and compliance within this branch. Please make sure to do your research and know your tenant rights before dealing with them.
