Don't be deceived by the shiny and new look. Once you've moved in good luck getting anything fixed. Haven't had air conditioning or a functional washing machine since I moved in and they don't do anything about it, just some song and dance excuses and stalling tactics. They've only had occupancy for slightly over a year and the number of people moving out already is high. They're offering incentives for you to refer a friend. What a joke. And they have the nerve to serve you with rent increase notices. Find another place.

We had a fantastic experience with Michael Lam while looking for an apartment at 1475 Whites Road. He was incredibly knowledgeable and guided us through every detail of the property. He even pointed out which units were facing the road and could be affected by noise pollution — something we truly appreciated. Michael was thorough, transparent, and made sure we were fully informed. The best part was how smoothly he handled our application process — everything was quick, clear, and efficient. Highly recommend working with him if you’re looking for a place!

Would give 0 stars. Also, they only respond to positive reviews below. I have yet to hear anything back. Honestly the worst property management company I’ve ever dealt with. BOTTOM LINE: DO NOT RENT WITH THEM. Moved into their building at Whites Road in Pickering, Ontario in May and been having issues since day 1. Michael will tell you before you lease how amazing it is but don’t fall for it. Before I get to the issues it takes minimum 1 week for maintenance to respond to anything. We were overcharged for parking from day 1, although we brought it up the property manager Cathy said it was correct. When we were charged again on the first months rent they finally admitted that they overcharged us and they we were “not aware” what we paid. Had to follow up 4 times to get a credit on my account. Ok so now onto the issues, the floor across the entire 2bed + den unit is uneven. Literally bumps everywhere but according to maintenance there is nothing they can do. So after walking on the floor, like normal people do, it cracked which is what we told them. Remains to be seen what they will do now, my guess is nothing. Also, our balcony door is crooked and lets in air at the top and is very hard to close/lock. The company Zenith came out and said that they will come back to fix the balcony door and get this, THEY TOLD MAINTENANCE THERE IS NO ISSUE! I have everything recorded which proves all this too. So they we meant to come back after opening a 3rd service request this but of course they haven’t fixed it which led to this review. The overall quality of the unit is below par and definitely not luxury. Considering that this building was newly built and finished last year in 2024 and we are the first people to live in this unit, the amount of structural issues like the floor being uneven is unacceptable. Paint is cheap and chips easily, the switches are crooked and has paint brushed on them to name a few. Small things I know but if you can’t get the small things right then it’s not looking good. SAVE YOUR ENERGY and find somewhere else. UPDATE June 26, 2025 - still no further forward just 2 min visit from maintenance promising these issues would get looked at but here we are a week later and nothing.
