Generally, RPM took care of issues, but usually it took multiple requests and the status of a referral to an technician or outside service provider was rarely provided without us following up 2-3 weeks after making the initial request. I am not sure if they have too much property under management or just are not proactive in communication, but that was the primary frustration we experienced.

DO NOT USE THIS COMPANY!! We hired RPM to manage our property in Nashville 1.5 years ago. The first year was bad as the sole contact person we had to work with never did any preventative maintenance and was a huge pain to connect with via phone and email. Then we were informed that this person was fired for non-performance and that everything would improve going forward. We had a two hour meeting with the new representative at the property and they promised us the world. After that meeting, they literally did nothing. All of the repairs we discussed, nothing was done. We would schedule phone call meetings and they wouldn't show. We spoke with the owner countless times and he just didn't care. In the end, they actually cancelled our contract because we had the audacity to ask them to manage the property they were being to manage. We found out that they had not been collecting utility fees from the tenants, costing us a thousand dollars. They didn't even have a lease for the tenants in the main unit. One of the new contractors they brought on board at the start of the new "transition" told us that he will not work for RPM anymore because they never paid him for the work that he does!

I don't know who the other reviewers were dealing with, but it certainly was NOT the Leslie or Mark I know and have dealt with for the past year!! They have been absolutely WONDERFUL to me and my family - always answering promptly, taking time to listen to my concerns - helping with things that go wrong. For example, during a pop up storm this past summer lightning struck a tree in our backyard and landed on our neighbors garage. I didn't know what to do. It was almost 7:00 at night - long after business hours were done for the day. I texted Leslie and she answered within 10 minutes and was awesome. Mark came out and looked at the damage the next day. Then Leslie and Mark got the tree removed off our property within a week. I also was in the hospital for over a week in June. My son reached out to let them know that I was there and that rent might be a little late as he didn't have access to my checking account. Not only did they work with him, Leslie was so kind to him and reassuring. When I got home from the hospital I found a card in the mail from Leslie and Mark wishing me a quick get well and both wrote the sweetest note. I have never dealt with - heck, I've never even heard of a landlord/property management company being so outstanding! They have been so incredible and Leslie, well, she is just a rock star!!! I sincerely hope that if you are thinking of renting from this company or are considering using them to rent your home - please read my review first and last. You simply will not find two better people and a company. Thanks Leslie and Mark!!!

This is the worst property management group I've ever encountered. We have reached out to them multiple times about repairs, structural things that have broken in the house that we rent, questions about our lease, etc. They NEVER answer the phone, emails, or return calls when we leave voicemails. We reached out once about the wiring in the home and how the back lights didn't work, they asked if we had reset the switch (duh) and then never did anything to come out and fix them or reach out to the builder/owner of the home. I guarantee if we missed a rent payment they'd give us a call real quick, though. Sorry excuse for a company. Don't waste your time with RPM.
