Just A Phase Limited

We hired Jose based on good reviews from here but our experience was a nightmare. A small bathroom job that was supposed to take a maximum 3 weeks dragged on for over 7 weeks, and even now, many things are still unfinished. Jose has stopped responding and refuses to complete the work. Major Issues: - Terrible communication – Calls and messages ignored, no updates, and no consultation on important decisions - Unprofessional & Careless – Didn’t follow drawings, made constant mistakes, and covered up issues instead of fixing them. - Unsafe worksite – Demolition took 2.5 weeks, worker had no masks or protective gear. - Damaged our property – Floors were supposed to be protected from the start but weren’t until week 3, by which time they were already scratched and damaged. The stairs were covered with duct tape, which peeled off the paint when removed. - Poor workmanship for example, ongoing issues with lights installed, leak that never got fixed, marble top chipped due to carelessness, and open hole left at the external wall and never came back to fix it. Most workers were subcontractors, so there was no accountability. The tiler and plumber were both very good, but the electrician was very careless and didn't follow any of the drawings, didn't raise any issues during the process. Despite this experience, the bathroom turned out well. He made some really good suggestions that made a big impact on the layout. He was very chill and is genuinely a nice person, just not very good at managing projects and communicating. But overall, it was the most stressful experience I’ve ever had with a contractor. Unreliable, unprofessional, and completely avoidant when things go wrong.

I would strongly advise against hiring Jose. I hired him to carry out renovations in my flat, and the experience was extremely disappointing and ended up costing me more to repair his mistakes. - He caused two serious water leaks. The first leak caused extensive damage to the two flats below mine due to negligent plumbing — specifically leaving open, uncapped pipes after shutting off a shared stopcock he incorrectly assumed was only for my flat. When water was restored, the result was extensive leakage and damages, which he has refused to take responsibility for. - The second water leak was in relation to the kitchen waste/drainage that he moved. Unfortunately he assured me that he had tested the pipes and then he laid my brand new floor over top. I am now having to fix the under floor plumbing as it is leaking into the flat below mine. - The quality of work was poor throughout: - Sockets were installed crookedly. - Wall cut-outs were crooked and uneven, with holes left unpatched in several areas. - Finishes were rushed and sloppy. - He demanded full payment before completing the job, and when I raised concerns and withheld the final payment until the work was done properly, he chose to walk away without finishing. - The electrical work was unsafe and had to be redone entirely by a qualified electrician. - He caused damage to my flooring by dragging heavy appliances like a fridge across it. - He also left a leaking toilet sitting in my living room, with no communication. Communication throughout was unprofessional and inconsistent, and I was left to resolve all of these issues on my own at further cost. Has has refused to come back and fix any of the above issues or refund me for the amounts I paid him in advance.

José has been consistent with affinity and quality in delivering the works promised with prior agreed terms, I alway go to them for all renovation works great and small, highly recommend!
