This company was selling a home in our neighborhood and left the front door wide open at night. The owners no longer live there, so the home was completely unsecured. My daughter happened to notice and we contacted the owners, who were unaware and asked us to close it for them. They then reached out to the realtor. Thanks to us, the home was protected from potential damage, theft, or worse — yet there was no acknowledgment or appreciation from the real estate company. Completely careless and unprofessional. I would never trust them with my property.

My husband and I have worked with the Koehler Bortnick Team (KBSELLS.com, ReeceNichols) on both residential and investment property purchases. In July 2022, we bought an “as-is” investment property through this team. By November 2022, we discovered discrepancies in the seller’s disclosure—specifically, a shed attached to the house was listed as having a permit, which we later found out was not the case. This shed contributed significantly to the property’s advertised square footage, marketed as extensive storage space. Since then, we’ve been pursuing legal action, and our attorney has been working to properly notify all involved parties. On March 13, 2024, in public court records (MOCASENET 2216-CV27993), one of the sellers testified that the buyer’s agent was the one who completed the disclosure form. Following this development, we contacted the real estate firm for clarification. We were referred to their in-house legal team, with whom our attorney is now in communication. On December 9, 2024, both buyer and seller attorneys conducted depositions with the involved realtors. I attended to observe. It was noted that while the sellers reportedly have limited English proficiency, their listing agent is bilingual and communicated with them in English. The court then required mitigation before proceeding further. We finally coordinated mitigation on February 7, 2025, including a Spanish-speaking attorney for clarity. During that session, one of the sellers indicated a misunderstanding of the mitigation process, believing a judgment would be made on-site. It raised questions for us about why a Spanish-speaking realtor was chosen, but not a Spanish-speaking attorney, given the language barriers. Our request has been straightforward: a fair adjustment for the square footage discrepancy and the cost associated with removing the unpermitted structure. Overall, this experience has been deeply frustrating. I wish the firm’s legal and real estate professionals had done more to protect and guide us through this situation. If a lower rating than one star were possible, we would consider it in this case. we hope justice comes one day ~
