I met with Josh Stokes back in May to talk about selling our rental property. Josh was very professional and prepared for our meeting. He had information on comparable listings in the area of our house within 1 to 2 km from the house. Information, such as list prices, final sale prices and time required to sell. He was very confident in his ability, and the ability of Sold by Stokes to sell the house. This was very impressive and gave us much confidence in selling the home. I met with Josh at the property a few days after our initial meeting to discuss the property and things that needed to be completed before it went to market. We generated a list of things to do and went to work. While doing renovations, Josh’s assistants were continually checking in to see how things were going, making sure things were good and if we needed anything at all. We were gradually crossing things off the list. Sold by Stokes were always reaching out to help. Upon completion of our renovations, we met with Josh once again, and he gave us an updated list of properties in the area, and gave us new numbers and his expectations. Five days after the house was listed we accepted an offer. Josh handled the closing details and made sure everything went fine. I recently had the pleasure of working with the sold by stokes team on the sale of a rental property. I was undecided about selling but sent a message to Michelle who arranged a meeting with Josh after he had the opportunity to do an analysis of the market. Taking a professional's opinion is one thing, but being able to back this up with statistics and examples from the market is ultimately what persuaded me to list. I never felt pressure to list from Josh. He basically presented a range of what to expect and gave overviews of different options for listing. We opted to make improvements on the home ourselves, stage it with mainstay, and then list. I would recommend this approach as I believe it led to us getting the best price. I identified a list of what I seen as improvements that could be made and Josh advised me on what to focus on. Mainstay made recommendations for design and then staged once the minor work was completed. The house looked amazing, and it was captured perfectly by their photographer. We had multiple offers and while Josh was out of town, Travis stepped in seamlessly to go through the offers with me. We ended up running into some unforseen issues with the buyers that caused multiple delays. Some of the things that Josh took care of up front were beyond what I had expected from a realtor, but avoided further delays and helped get the deal done. My house was under the average sale price in the metro area, but I felt that I was treated the same as a million dollar listing. They have a great team and network of contacts that make things run well even when issues arise. I would strongly recommend Sold by Stokes and will use them for future real estate transactions.
