As a property owner, it is extremely important that Letts Property Management has a staff that is dedicated, highly responsive, and reliable. I have never been disappointed with their services and they offer the lowest maintenance-related costs. They inspect the exterior and interior on a semi-annual basis to ensure that any tenant damage or issues can be handled promptly. They save me time, stress, and money and I cannot thank them enough. I own a number of properties throughout Illinois that I've hired Letts management to take care of, and I'm content with the work they have done and continue to do for me. After some issues with city environmental regulations ("urban heat islands"), I got Letts to do the necessary changes and work with contractors to install the needed cool roof for a very reasonable price on my end. They keep up with all the maintenance, take care of the rent/tenants, and are amazingly organized compared to some other property management companies in the area. I would highly recommend Letts if you want efficiency and bang for your buck, it's a worthwhile investment.

I've been using this company for over a year now so good enough time to summarize my experience. in the past year I've lost 4 out of 6 tenants. Rents are not collected unless I probe and ask questions. 2 of my units have been vacant an entire year as I left it to letts to do rental occupancy. I had section 8 inspection that failed 3x due to same repairs that were never attended to, easy stuff like bulb replacement, window blinds etc. Tenants moving out because issues are never attended to. Property is not cleaned and general areas not maintained. All together I've had nothing but a VERY VERY UNPLEASANT experience with this company and it only goes to show that the other positive reviews you see here are from their employees. A friend of mine used to work for this company which is why I signed up with them. He left after 2 months due to their lack of mismanagement. Every unit is a number and addition to profits, they really don't care about you, your tenants or your investment. This is my reality and experience, you decide if you want to take a chance after what you've just read. Cheers
