Avoid this property and company if you’re Black, a parent, or care about livable conditions. I rented 522 S. Pierce St. in New Orleans from December 2023 to November 2024, and the experience was deeply disturbing. From the beginning, the property was unsafe and improperly maintained — with no heat, no hot water, and a broken bathtub for seven out of twelve months. I had to file with Code Enforcement just to get basic repairs addressed. The floors were so thin I could see the ground, there were exposed iron beams in the floor, and the fireplaces were damaged and dangerous. The water pressure in the tub was nearly non-existent. The people managing the property — Tempi and Ricky — were negligent, dishonest, and openly discriminatory. They attempted to evict me under false pretenses and had personal connections with legal reps that made fighting back even harder. They withheld my deposit, charging $700 for minor floor scratches and $300 for blinds that weren’t damaged. I’m also still disputing a $500+ water bill for a burst pipe that happened after I moved out. If you’re Black or simply expect dignity and safety where you live, steer far away from this company and this property. Look at these photos and tell me if you see any damage that could’ve costed $300-$700; totaling more than 2/3 of the deposit they still owe me. Reply to your lies and gas lighting attempt: I stand by my review. I have photos, emails, repair logs, and Code Enforcement documentation that confirm many of the issues I described — including prolonged periods without heat, hot water, or a working bathtub. It is misleading for Pelican Realty to claim all repairs were promptly handled when official records and my communications show otherwise. Likewise, Louisiana law does not allow a landlord to charge a tenant for normal wear and tear, yet my deposit was withheld for items that fall into that category. Rather than argue online, I will present the evidence in the proper legal and housing authority channels, where facts — not spin — carry weight.

Me and my disabled children have been sitting in the heat due to a broken air conditioner for 2 weeks but this company has marked the AC repair work order as completed. This time I'm not removing the review. They're more concerned about me registering a rescue dog (I've already done) their tenants abandoned than prioritize calling me and their vendors to make sure that my apartment isn't suffocating my children. That's the level of petty I'm dealing with. One star is generous.
