I'm unfortunately writing this review based on the last 7 weeks we've lived in our apartment through PRG Management. We have had a multitude of severe issues in our apartment since day 1 of moving in. 1) We haven't had air conditioning since we moved in and every time we make a request for someone to come fix it, they always have excuses as to why the system isn't working. Our building is only 4 years old, but our property manager is telling us the system is old and needs work. It has consistently been 85 degrees in our apartment and 7 weeks of back and forth with a property manager that does not communicate well. 2) We had severe sewage backup into our apartment in late July. I immediately called the emergency line to get someone to come out to help. I call at 2pm and I don't hear anything from the property manager until I reach out 5 hours later, only to discover he can't get anyone to come out until the next day. Even after I showed evidence of sewage flooding our whole apartment, it wasn't considered an emergency according to him. So we were forced to sleep in our apartment with sewage all over the floors for a night. Then we get ourselves into a hotel that we have to pay for up front (we haven't been reimbursed as of writing this review.) We end up living in a hotel for almost 2 weeks because they can't get anyone to replace the flooring in our apartment for many, many days. I know for sure, that if the unit had been inspected and the sewer line had been properly inspected before we moved in, this problem wouldn't have happened. 3) Some smaller issues the have come up in our time of living here like some appliances not working, the landscaping hasn't been touched since we moved in, we actually did work on the landscaping ourselves because it looks so bad. We pay rent that includes things like grounds keeping and appliances that work properly, but because the unit hadn't been inspected before we moved in, we had to deal with the issues. One last thing: They are impossible to reach. If you have a property manager that doesn't communicate well, especially when you have severe issues like we have had, you can't get ahold of anyone else to work out the issues at hand. It has been a very frustrating 7 weeks living in this unit, and writing this review is my only option at this point. Please take note before you rent through this company!!!
In short, you have to be willing to act as a full-time property manager if you find yourself living in a unit with multiple issues. The staff neither respond nor show any concern for your well-being. I say this with complete seriousness.I've spent an excessive amount of time following up on maintenance requests, from an A/C leak that ran for several weeks and spread to another level, to something as simple as getting the fridge’s water filter replaced. Even after informing them that our A/C unit lacks a ground wire, which is required for the water heater, no one has been sent to fix the issue. It’s been weeks. We paid for a building inspection out of our own pocket, which uncovered this and several other problems I won’t even get into here. These are just a few of the reasons we’re deeply dissatisfied. Not just with their performance, but with the complete lack of human empathy shown. When your home is falling apart and your concerns are ignored during already difficult times, it’s demoralizing. It shakes your faith in basic decency. To anyone reading this who might care: please take your mental and physical health into serious consideration when choosing where to live.
I have to admit that PRG Management really astonished me, and they are deserving of praise for being a fantastic company. As a new customer, the information and direction I got was just what I wanted and needed. For all of your property management requirements, I heartily suggest PRG Management. Their owner and team are excellent at helping clients get beyond any challenges they may have when making their first large mortgage buy. Thank you, PRG. I will always do business with you.
Edited 7/17/25 to reply to PRG's reply: This is more than one vendor where we incurred late fees, and you know this because our lawyer sent it to you. PRG said "We are not responsible" and that was that. I'm getting more traction from a poor review than I did as a client. We had a homeowner delinquent account for one year that PRG never collected. PRG bounced the check for our state taxes, and we incurred late fees for that. Fines for failed inspections of the elevator and boiler that were never addressed. Interested parties may reach out to me for details. STAY AWAY! Do not use for Homeowners Associations. After switching to another property manager, it was discovered that we had incurred near $10k in late fees for various regular bills (utility, etc.). Some bills were never paid at all. There is no excuse for this! These are paid online. Late association dues were never collected from a resident. We had failed inspections that were never addressed. Checks that bounced and some bills were paid with a credit card. No visibility to our Operating Account. Our taxes were delinquent as well. A check bounced. GET AN AUDIT! I could go on, but I strongly suggest you STAY AWAY from PRG.
