Sandra and I worked with Paul Grisé of Sage to sell our individual homes and buy a home together. Working with Paul was like working with family, but the family member who is an expert in their field and acts as your buying and selling “coach”. Throughout the process , Paul was an adept communicator and strategist. We had many questions about the processes of preparing our houses for sale, the ways and means of working with a real estate agent and the ins and outs of the paperwork and legalities of selling and buying. Paul patiently walked through all of this with us, both in person and by phone. He devised a complete strategy for us including which home to sell first and how to structure the financing of purchase of our new home. Paul had a designer come into our homes and make recommendations for preparing, staging and painting (think “Chantilly Lace”). Once the homes were packed, prepared and painted, the designer’s vision was executed and staging took place, making our homes look inviting, ready for new buyers to walk in and begin their new experience. Paul researched our individual markets, the demographics most likely to buy our houses and crated pricing strategies based on our geography and recent market statistics. He advertised our properties with well written narrative, created attractive brochures and mailed postcards to our neighbourhood. Posts were made to social media. The process of creating interest locally and abroad began. Every day, before and after Open Houses and showings, Paul kept us in the know about activity, level of interest, and gave us feedback on what potential buyers were thinking. He arranged inspections of our houses by a well know home inspection company so that potential buyers could be assured they were considering properties in good condition. Paul even baked cookies on the days of open houses so our properties not only looked spectacular, but smelled like home. When offers came, Paul walked us through them, what the terms and implications were, and guided us through the entire process. When the time came to buy our new home together, Paul sought to understand our vision and booked us for viewings. He consulted with us about what we each saw in potential homes and gave us the advantage of having seen so many properties - this kitchen is well designed, this layout is not practical. His research on the neighbourhoods, comparable properties, motivations of the sellers, sales history of the dwelling and his ability to strike collaborative relationships with the listing agents was a strategic differentiator for us. When we placed offers, we felt like we were fully educated and prepared - that we had offered the right price and the right terms. Paul even arranged the home inspector for us to ensure that the property was in good condition and to alert us of any deficiencies that we needed to be aware of. We are now together in our new home and settling in nicely, secure in the knowledge that we purchased a known investment at the right price in the right place. I would recommend working with Paul to anyone who wants to feel that they are well advised, in control, and backed by knowledge and expert analytical skill. We felt that having Paul as our adviser was a strategic advantage to us in finding our new home.
