Applying and getting approved was a breeze (Thanks Erica) and my entire time living there was pleasant. Affordable property in a cute neighborhood, and when I left I was able to transfer my lease over to a friend. I would highly recommend A&J

It has been such a pleasure renting through A & J Property Management. Erica is so genuine and kind and their maintenance is quick to address any issues. I'm renting out of an older building and have had a few things that have needed to be fixed, but maintenance guy has always been available to come out within a few days (most times on the same day or within 24 hours). They are all wonderful and I couldn't recommend them enough!

Unfortunately, I have found that A & J lacks quite a bit of understanding of the laws of rental property in California and doesn't do a good job of enforcing lease agreements with tenants. A & J allows tenants to do things that are stated in the lease agreement as not being allowed. I think that A & J should do more "management". There is too much of a hands-off approach. A & J creates unpleasant situations for tenants by ineffective management and also creates liability for property owners by not effectively handling legal situations. Communication is pretty dismal between A & J and tenants. I've sent numerous communications to A & J regarding noisy neighbors and any response to me from A & J has rarely occurred. And when I have received a response it is typically ambiguous and insufficient. "Thank you for bringing your noise complaint to our attention. It has been noted." was a two sentence email response that I recently received from A & J in response to a relatively lengthy email I wrote regarding a serious and ongoing noise issue at a property. I think this is a pretty amateurish operation. I would not recommend that a property owner use A & J for management services and I would not recommend that a renter reside at a property managed by A & J.

I’ve rented from Erica/ A&J Property Mgt for nearly 3 years. I’ve lived in two different properties from Erica and I’ve zero issues or problems. Erica cares about her tenants and puts heart in everything she does. I’m not a huge fan of big corporations that have hidden charges or charge you for every little thing. If you want a good property management company that doesn’t overcharge you then go with A&J Property Mgt!
