Peak Residential Property Management has been phenomenal to work with. From day one, my first interaction with Ruth was professional; she is knowledgeable and helpful. As well, working with Alicia and Jessica, they went above and beyond to make my experience seamless and stress-free. Their communication was prompt, clear, and always courteous; every question I had was answered quickly and thoroughly. What impressed me most was their attentiveness and efficiency. They handled everything with care and urgency, which made the entire process smooth and enjoyable. In today’s digital age, their online platform is a huge plus; easy to use, accessible, and incredibly convenient. I highly recommend Peak Residential to anyone looking for a responsive, professional, and tech-savvy property management team. They truly set the standard!

If I could give zero stars, I would. This property management company is beyond unprofessional and unreliable. It takes multiple attempts, over several days, just to get in touch with someone, let alone get a work order submitted. And once that happens, the wait time for any action is completely unacceptable. We’ve had nothing but issues across the board—billing errors, unresolved maintenance requests, and to top it off, every interaction with their team is met with rudeness and a total lack of care. My landlord and I have both agreed that this company is a nightmare to work with. Whether you’re a tenant or a landlord, do yourself a favor and stay far away from this company. For just a couple examples of how trash this company is: our toilet was leaking and flooding the bathroom. It took them over a week to get someone out to fix it. Currently, we have a water main gushing water down the driveway. After several attempts last week to get a work order started, someone finally responded—rude as usual—and told us a plumber would reach out. That was three days ago. No one has called, and the water is still gushing. I’ve worked in property management myself, and I can say without hesitation—this is a backyard, fly-by-night operation at best. Avoid this company at all costs. We absolutely cannot wait for our lease to come up so we can get far away from Peak. Edit: 4 days later Plumber showed up around 5 pm, diagnosed quickly, and said wont be free to fix for another 4 days. This is INSANE. Peak needs to pay an emergency plumber. Edit 2: finally fixed 3 days after initial visit without any communication at all. All in all, this took about 2 weeks to fix through peak. Edit 3: it has been a little over a week. Peak sent us a water bill which clearly showed the leak caused a large increase in the bill. My fiancé attempted to call several times to dispute this and left voicemails a week ago. Nobody responded until today, where she received an email saying the landlord would cover a small fraction of the bill but somehow we are obligated for the rest despite reporting the leak immediately upon knowing of It. We are now beginning to dispute this.

My experience with Peak Residential was extremely poor. I hired them to manage several rental properties I inherited. Their response time to myself and tenants was unacceptable. Calling their office is pointless as no one will answer. They made mistake after mistake when billing my tenants so I constantly had to get involved to fix their mistakes. The only good thing about them is that the contract was month to month so I was able to escape after 3 horrible months. It actually ended up being MORE work for me to have them manage my properties than if I had just done it myself. I want to give a special shout out to Bob Thomas as one of the top reasons they lost my business. He could care less what I wanted. I specifically asked him not to send out a lease agreement until I had a chance to review it because of all the mistakes he was making. By his response I could tell he had no intention of honoring my request. Sure enough he did not and sent out the agreement without my approval. That was the final straw. I'd recommend to stay as far away as possible.
