I’ve been a resident in this building beyond the sea condos (2240) for almost nine years and have never experienced such a disappointing or upsetting situation with Duka Property Management. My mother, who was visiting me, wears a burkini — modest swimwear made from proper aquatic material. On two separate occasions at the end of October, she was approached and then asked to leave the swimming pool area by the management team, led by property manager Edlira Kukali. My mother speaks very little English, and instead of contacting us to clarify the situation, staff simply asked her to leave without explanation. When I tried to understand what happened, the reasons kept changing: first, management claimed she used the pool after the cardio room without showering (with no proof), and later they said they drained the hot tub because of her — again, with no notice to residents and no clear evidence of any issue. To make matters worse, the manager later sent my husband an email that contradicted what she told me in person. In one message, she said security “tried to contact our unit but got no response.” When my husband asked for proof of this contact, management couldn’t provide any. Then, in a later message, she claimed my husband told her he was asleep — which is inaccurate, as he was working at the time. I can provide you with the photos of the swimsuit and emails.Anytime you want. This pattern of inconsistent communication and lack of respect has been deeply disappointing. It made my family feel singled out because of my mother’s modest swimwear, which aligns with her religious and cultural values. Toronto is a diverse city, and all residents — regardless of culture or faith — deserve to be treated with fairness, professionalism, and respect. I sincerely hope Duka Management reflects on how this situation was handled and improves its training and communication practices to ensure that all residents feel welcome in their own home.

worst and very unprofessional property management ever I have seen till now,have complained about the 41 lebovic avenue food court common seating area (Scarborough)which is manage by this Duca property management it's been more then 1 year I have email them to there administration, property manager Artan and Gerti about the following issues. 1.A/C does not work in summer 2.heater does not work in winter. 3. Men's washroom sink is block from last 2 years women's washroom is filthy too. 4. Half of the lights are not working in food court. 5. Garbage room is very dirty. 6. No proper pest control. 7.door is broken This all issues my customer are facing and due to this I am losing my customer. Don't even deserve 1 star.

Thus far, the property management has been amazing. They have given me proper dates, timely responses and have been friendly and communicative. A very good welcome to a place . It's essential to know there are competent and professional members working as a team upon closing.

My experience with Duka Property Management Inc. over the past two years has been nothing short of chaotic and deeply disappointing. The most serious incident occurred when concierge entered my unit at 2 A.M. without proper communication or authorization. The situation was mishandled from the beginning, leaving me feeling unsafe in my own home, and the follow-up response only added to the frustration. A major ongoing issue was dealing with Magdalena Popescu, whose customer service, in my experience, consistently made situations worse. Her communication style often came across as unprofessional, abrasive, and unnecessarily hostile. She regularly sent out weekly newsletters that felt more like public call-outs of residents than community updates. The tone was inappropriate and, at times, unsettling for someone in her position. On top of that, the building amenities were poorly cared for and, quite frankly, disgusting. Basic upkeep was ignored, cleanliness standards were inconsistent at best, and complaints about the condition of the facilities rarely resulted in meaningful improvement. It left the impression that resident comfort and building maintenance were simply not priorities. After everything I’ve endured, I can confidently say I will never again live in a building or work with any business associated with Duka Property Management Inc. The fact that I remained in a building managed this way for two years is a testament to how badly, in my experience, they neglected their responsibilities. I genuinely hope no other resident has to go through the same lack of professionalism, accountability, and care that I did.
