I would not recommend Exclusive Rentals. I rented a place for several years from them (have recently moved out), and they are largely disorganized, and happy to skip some of the smaller rules governing landlords in Ontario. Few examples of experiences - Not provided with interest on deposit on completion of lease as required by law. - Notice of entry issues. Either not provided, provided and no one showed up, or showed up at a different time/day then stated - Repair issues to more time to resolve then they should have - No control of heat/cooling in unit. Had to rely on windows and opening or closing of ducts - Threats of fees/charges for property issues that were a normal part of wear and tear or standard landlord maintenance (Did not pay any of them) - Not provided with mail box key, had to pay an additional fee with Canada post to have it re-keyed. While many of these issues, are issues that you may face with other landlords, and none of the issues were life threatening, the companies disorganization caused lots of stress, and would require a tenant to know their rights, and push back as required.
