Definitely a good company — but let me explain in which ways they’re good: • They’re good at telling you the house has been cleaned, even when absolutely nothing has been done before handing it over. • They’re good at keeping you wait for a cleaning crew waiting outside for 3 hours on your moving day. • They’re good at giving you the keys to a place where the washer, dryer, fridge, and even the dishwasher are covered in dirt — despite claiming the place was “professionally cleaned.” • They’re good at making you spend three full weeks trying to get rid of the smell inside the house. • And they’re really good at never answering the phone or replying to emails. Yes, these are my overall thoughts. They truly have some areas of excellence — but in my opinion, these are the ones they shine at the most. I’ll attach a few photos below so you can get a better idea of what I’m talking about. If you’re new to the city and care about your time and hygiene, I strongly suggest you think twice before choosing them.

This company asked just for money, always asked for fines, they treated the tenants as animals and not a humans and tenants. I am complaining for : 1. Negligence and Decline in Building Conditions Since Grassroots Property Management took over, there has been a visible decline in cleanliness and maintenance throughout the building. The hallways, garbage areas, and common spaces are often dirty ( in the garbage area we can find the dogs pop) no security. Pest control was not performed regularly or preventively — it only occurred after we made a complaint about a severe infestation in our uni treatment. And the problem still persisted. 2- Disrespectful Treatment of Tenants What makes this situation even more unacceptable is the way tenants are being spoken to and treated. Communication from your staff has been rude, disrespectful and unprofessional. Instead of showing understanding or empathy, your office repeatedly uses threats such as, “If you don’t do this, you will be fined and charged $150 or $262.” We are being treated with unprofessional way, not tenants, which is completely inappropriate and unacceptable. As paying tenants, we expect to be treated with respect and professionalism. I got a problem of fridge, I called the emergency phone number no one answering so I stayed without fridge for 3 days Friday, Saturday Sunday and I lost and throw all my groceries that I got in the garbage cause of their service and then on Monday they answered they gave us another fridge so both fridge stayed in my apartment for 1 week until telling them hey come and take one fridge I don’t have space in my apartment. Now they said, I have to pay 262$ cause they found behind stove something I don’t even know what is it … they said not clean behind the stove and I have to pay 262$. Do your job clean the building, clean the unit, free pest unit, I still have pest n my unit and I will put all the proofs here and learn how you can treat the people as human and tenants with professional way. These are all the pictures that they found to charge us 262$ is that reasonable ?!!!

This is by far the worst property management group to work with. As one renter to another, please AVOID this company. They are poor with communication, they lack reasoning skills/empathy, they tried pulling money out of me every chance they got. They are known in grande prairie as the most awful and pathetic set of team. Even other real estate companies laugh about the lack of quality this place provides. The maintenance charged me for doing absolutely nothing and they are slow to help you when you need them. Please stay away. I’ve been told that people are coming together to have them out of business or charged. It’s crazy how messy and unprofessional they can get. Just book with other people please, keep your mental health positive and run from this place.

Avoid this property management company. I paid rent on time every month—even after giving notice to break the lease—and still had to pay a $1,000 lease break fee that went absolutely nowhere. They made no effort to re-rent the unit, refused to adjust the rent, and wouldn’t even consider a mutual lease cancellation. Then they added late fees on disputed cleaning and repair charges with zero invoices, and even tried billing me for mold caused by structural defects. Communication was horrible—I had to chase them for basic updates. Totally unprofessional, disorganized, and stressful to deal with. I’ve never had problems like this with any other rental in my life. Update in response to the owner: The information I shared is accurate, and I stand by it. Delayed responses, inconsistent enforcement, and unexplained charges made this a highly frustrating experience. Being sent documents after weeks of chasing doesn’t excuse poor handling.
