Run!! The house is currently for sale. It’s invested with Termites. We moved out in August of this year. The property management never came out and never returned a phone call. We stayed living with a leaking refrigerator, a broken front gate and stove with one burner out! I took excellent care of this house even though they didn’t seem to care about their own property and I’m truly disappointed with this team. If you’re thinking about renting from them, I would think again. I got an email today with bogus charges they decided to add so they could try and keep my deposit. But I took pictures of everything in that house and I left it in excellent condition!

Still haven't received our deposit. It's been over 30 days since the end of our lease. PLEASE RUN! Do Not Rent from them!! We put in over 27 maintenance requests when we lived there. We still have not heard or received our deposit return. They are ignoring us. They are liars, thieves and cowards. They will never pick up a phone and talk to you in person. We fell into a trap with Green Residential. We thought we were renting through Sunroom Rentals, but they handed us off to this nightmare. From day one, it was clear we were dealing with liars and thieves. Week 1: the warning signs They tried to overcharge us immediately. Hidden fees and inflated rent on their online portal. Then they stalked us for proof of insurance, even though our lease clearly allows a grace period. They acted like we were breaking the law, not just complying with terms. Already, a list of 5–7 major issues awaited us. The place was “renovated,” but the house was just cleaned up to hide the issues underneath. Maintenance chaos & incompetence The first “repair guy” was clueless. He ghosted us once (no call, no show). I had to hunt Green Residential down, reschedule him, and chase updates. When he finally arrived, he made things worse. Over time, issues escalated: • Foundation cracking, walls splitting open • Plumbing nightmare: sewer pipe collapsing, water backing up everywhere • Water intrusion under the flooring, mold and mildew spreading • Doors sticking, floors squishing underfoot from hidden leaks • Insect infestation: earwigs, isopods, millipedes roaming freely I asked for a courtesy pesticide spray in the first 30 days. Property manager Sheila Glenn-Cole responded with attitude, dismissing a serious problem. No peace, no professionalism For 11 months, we got no relief. Maintenance requests went ignored or delayed. And when someone did show, it was at 7 AM or random times. No 24-hour notice, blatant violation of tenant rights. We worked from home; this was intolerable. Sheila’s replies were passive-aggressive, months late, and full of tone. Calling them is useless. Their contact number hangs up on you on purpose. You will never reach them by phone. Predatory lease and deposit tactics Green Residential is hedge-fund owned. Their lease is drafted so the tenant always loses. They hide clauses about deposits, mold, upkeep. They refuse to return deposits unless you send a demand letter (seriously). They’ll ignore you unless you owe them money. Water damage / structural collapse The plumbing and foundation issues weren’t small. The sewer pipe partially collapsed, sending water into living areas. Water saturated subflooring. Mold and mildew flourished. We begged them to do more than “unclog the drain”. It took three months before they even budged. By then, the damage was done. This is not isolated pattern over years BBB complaints about Green Residential detail repeated billing abuse, repair delays, hidden fees, withheld deposits. On BBB, tenants allege Green tries to deduct random charges or fails to respond altogether. Even on Reddit, people warn of abrupt management takeover notices and unresponsive lines. On Yelp, you’ll find multiple reviews complaining homes arrive dirty, full of maintenance issues from move-in. This company is a scam, a stress machine, and a disaster. If you’re denied an application, consider that luck. Do not rent from Green Residential. RUN, don’t walk. They bait you with “renovated homes” and smooth portals, but the structure, legal, physical, moral is atrocious. ****Avoid this company at all costs****

This company is the worst property manager I’ve ever encountered. They left the house and lawn in awful condition and never found a tenant despite months of “management.” Agents don’t return calls or emails, and when issues are escalated the managers are detached and ineffective. They hire the most expensive vendors without oversight and show no competence in resolving problems. To make matters worse, they abruptly cancelled the contract without doing a final walkthrough or reconciling the final financial settlement. Completely unprofessional.Avoid at all costs!

I’ve been working with Arianna Lott for the past few months and when I say this process would not have been as smooth or enjoyable without her! I mean it! This is my first rental property so I have had many questions and concerns. She was always responsive but most of all patient with me. This is the type of service to look for in a property management company. 10/10 WOULD recommend
