Hiring Liv Indy was a costly mistake. They not only mismanaged both of my properties, but after months of proven errors and negligence, still insisted we owe them. I was repeatedly billed for work I never approved, including exterior mowing and yard work that was already covered by the HOA. A dishwasher leak at one property was mishandled so badly that it left $4,500 worth of warped flooring. To make matters worse, they replaced a stainless steel dishwasher with a mismatched white unit without approval. My Carmel-area property sat vacant for nearly 10 months under their watch. When I dropped in to check, I found the screened-in door lying on its side off the tracks on the back porch, and the property was nowhere near show-ready. I had to request multiple changes to the listing because Liv Indy’s version actually highlighted the most negative features of the condo. Listings were inaccurate, showings were mishandled, and first impressions to potential tenants were ruined. Their staff churned constantly, and my emails often went unanswered for weeks. I wasted countless hours managing them instead of them managing my properties. Even after all this — the unauthorized charges, the property damage, the lost rent — Liv Indy still insists I owe them. After almost a year of back-and-forth emails and receipts, they conceded to issuing a prorated adjustment — but only after I painstakingly proved these errors, wasting hours and hours of my time. Bottom line: In my experience Liv Indy was disorganized, dishonest, and negligent. At no point did it feel they had our best interest in mind. I have since switched to a different property management company and it's been smooth sailing.

Very unprofessional and lazy. If you are assigned a leasing agent by the name of Lilly just request a new agent . She did not want to do her job, gave false information, was insincere for her mistakes, unprofessional, pushed our move in date and did NOT submit our maintenance request prior to our move in which supposedly why the move in date was scheduled a week out. Upon moving in we found even more maintenance issues that were small enough to be caught and fixed before they know that somebody was moving in. the “Professional cleaners” did not do a good job at all the house still smelt like animals and feces. Floors, floor boards, were NOT mopped or cleaned. Etc, etc ,etc I will not be recommending this agency to anyone and upon the end of my lease will be moving forward with another company. DONT WASTE YOUR TIME ANS MONEY !

Kenny and his team have helped me buy and sell several houses over the last few years. He has been extremely helpful and knowledgeable on any questions or issues that have arisen in the process. Next house I buy or sell Kenny will be my first call!

Would give 0 stars if possible. We put down $300 to hold a property, and then we went to view the house only to find out from the current resident that they had moved in the previous week and had already signed a lease. LIV Indy made is seem like the place was ours if we wanted it, and had even sent us the lease to review. They were bewildered how this could happen when we confronted them about our situation. We are just hoping we get back the $300 at this point, but we will never use LIV Indy services again. If you are looking for a property, I would avoid LIV Indy at all costs. They were difficult to work with throughout the entire process. Honestly feels like we dodged a bullet, even if it costs us $300.
