One on 4th Apartments

Parents and students beware. Location is the only good thing I can say!! I have no idea who is leaving these reviews / but you need to walk around this place before you sign a lease!! Trash. The trash is always overflowing, trash piles in stairwells, trash piles in parking garage - just walk into the lower level parking garage - that smell of death is the trash that’s never picked up. The city has cited them for violations. It is absolutely awful. The beautiful courtyard pictured on their website? Never mowed, trimmed or cleaned. It is disgusting. Sink hasn’t worked all year. Hallways are dirty - and the low level hallway floods and the carpet stays wet every time it rains. The lower level is infested with fruit flies - probably from the trash and wet carpet. Hallway lights have been out all year. Two days ago a man entered my daughter’s apartment without any notice and announcement. She was alone and heard him talking and it scared her. She complained and they simply told her he was there for a move out check of one of her roommates. We are so happy to have our daughter out of this place! DO NOT SIGN A LEASE HERE. The new management, as of around November of last year, is horrible. They give you $50 off your first month of rent if you leave a 5-star review, which is the only reason they have 4 stars. Any good reviews previous to this are from past ownership. I have lived here for a year and a half, and it has gone downhill fast. There is never anyone in the office when you need them there. They take long lunch breaks and only put a paper on the office door to notify you. Often, they show up an hour late, and good luck getting in touch with them after hours. The whole building SMELLS horrible. There is dog pee in the elevators because people can't take their dogs down the stairs due to the broken glass that has been all over the stairs for over 6 months. The cables in the gym and one of the treadmills have been broken for over 6 months as well. And the parking garage is cramped and overpriced, they've needed to put mirrors in the garage for years and never have. One on fourth may be close to campus, but it is not worth the headache of living here; find a different place.

I wanted to share this information and pictures from the apartments: One on 4th. Our son moved into the apartments mid May for the summer prior to him move to Prime Place next week. We have heard from our son that staff is never present and the place is not kept up to date and dirty but it was awful when we visited him this week. The entire place is DIRTY, grills are inoperable, pool is dirty, and there is trash EVERYWHERE. The trash bins are all overflowing and the common areas are completely disgusting. The staff were in the front office and I approached them about the state of the facilities and they claimed a vendor comes and cleans, and then asked if this was an annual occurrence. My son’s rent is $1112 a month for his studio and honestly regretting the decision for him to pay the rent at this apartment complex. I understand it is the “off season” but this complex seems like it has not been cleaned in months. Please know this before your child moves into this complex. Note: the room was actually the only good thing about this apartment complex. Overall great condition.
