It has been an absolute delight working with Ann of Leu Enterprises since January 2019 to the present. She managed what was an inherited rental property and recently sold it last month. To say the least, Ann has been an absolute jewel and lifesaver! Initially, she screened many, many potential renters and guided me through the approval process. Despite several issues over a 2-year period, the renters left the property in almost its' original condition. I understand it is "hard to find" renters who take such care of someone else's property, but Ann and her team did. I was all the fortunate for it. During the challenging times, Ann was current on ALL the CA rental laws and gave me the information to make a viable decision. Truly, I don't know what I would've done had she not been my property manager. I don't even want to think about it. Besides, what I would've paid an attorney for advice (or letter writing) would've basically covered, if not exceeded, the cost of management fees. CA certainly is no "friend" to landlords, which makes needing a property manager a must! Not only are her fees very reasonable, but Kari, her office manager, took care of all the accounting. They collected the monthly rent, too. Kari provided me with monthly statements, breaking down income, expenses, fees, repairs, and net deposit as well as an annual statement. They provided me with invoices for any repairs done. All the while, they always checked in with me. Seldom, if ever, did I have to contact the tenants during the 2-years they lived on the premises. I just can't say enough about having Ann on your team. It will be one of the best decisions you make as a property owner. Believe me you'll be able to sleep better at night, too. At the onset, I also mentioned that Ann listed my property. Ann and Sue make a great team! You've heard the adage that it is all about location! Location! Location! Well, that was my dilemma. The property was turn-key ready, but the location was a busy street corner. It took a few months to sell and I had to take a couple of hits along the way, but it was a faster and a less painful transaction once we locked in with a "potential" buyer. Ann was there for me every step of the way. She guided me and gave me priceless advice. I truly believe it would've taken longer, settled at an even lower price, and had sleepless nights had it not been for Ann and her expertise. Leu Enterprises, Inc. is a family-owned and trustworthy company that I came to trust. It worked to my advantage and I am all the more thankful for Ann and her team!
