Currently renting a house in Kyle and approaching the end of our one year lease have notified RPM we intend to move out at the end of the lease term. They have emailed us today “notifying” us that they will be coming on a random Wednesday in the middle of our work day to survey the house and are subject to a $50 fine if they cannot access the property. We both work from home and are in back to back Zoom meetings during week days so this causes a huge inconvenience. They ask that we remove our dog from the home for their safety and to avoid our dog escaping - Again, a huge inconvenience and quite impossible as we will be in work meetings during this time. They also had us agree upon signing our lease that they are allowed to conduct tours of our home during the last 30 days of our tenancy, which is ridiculous for the same reasons above. Also subject to fines (one months rent) if we refuse. Another point we “agreed to” is having a carpet cleaning service deducted from our deposit, which is illegal. It would make more sense to allow us to clean the carpet or hire a carpet cleaning company to leave the house in the condition we moved in, so we have more control of the amount being charged to us, as opposed to a mystery fee which could be our entire deposit if they so choose. I’ve spoken with friends who rent in Austin and they have never heard of unreasonable terms and fines like this with their property management companies. RPM does not care about providing a smooth transition for their tenants during their move out process. Instead of conducting these surveys and tours upon move out, they want to ensure they can get new tenants in as soon as the current tenants move out, for maximum profit & minimal downtime, at the expense of our comfort and privacy. We are still paying a full months rent for this last month of tenancy and feel like we do not have rights in what is our home until the last day of our lease. Do not rent with them, they are extremely unprofessional and cheap.

The worst management company. Especially for tenants. They don't reply to emails in a professional timely manner. The"benefits package" I was forced to take and pay extra for, has no real benefits other than replacement filters for the Ac. I have yet to see any credit worthiness posts, from paying rent on time. They said they were supposed to start sending it to the credit bureau. They do not vet workers much, they hire people who don't even own a company or have any type of company logo on their trucks. They have sent people to my home without my permission, even had an incident of some workers just walking into my backyard while I was at home alone. They invade your privacy and somehow are getting away with taking pictures of inside my home when inspection time comes around, but I read and know they are not supposed to take pictures of your personal items much less the closet. They have yet to do any repairs that I've mentioned since moving here. The list keeps going. Start away from a property if they are running it.

Been at an RPM lease for 6 months and just know you cannot break your lease at all. Day 1 A/C didn’t work and the place was never cleaned. The AC unit is more than 20 years old and the thermostat doesn’t even read the correct temperature. Had to buy AC window units to be more efficient since the old system is a waste of money of electricity. You’ve been warned. Their staff are very rude and dismissive. Can’t wait to get away from this company! You’ll read horror stories on the reviews for the move out and how they try and take your deposit. I’ll update this in the summer after I move out. If RPM is the company for a property you are looking at… simply go somewhere else. You see the reply below… no remorse, responding with my personal matters on a reply is very unprofessional. They didn’t offer to pay for a hotel when the AC was out in July.. as far as a lease break, you can move out but you are still going to pay full rent unless they find someone to rent it out then you have to pay them $ for doing the marketing. This is not a normal lease break. That’s why I said you’ve been warned. Any other place would be 2-3 months rent penalty and you’re done. If you ever have an issue you’re stuck like chuck.

Good location. Once the construction is completed it will be much easier to navigate. @ RPM - You have mistaken me as a renter. My review stands true......your location on Spicewood Springs is difficult navigate due to the ongoing construction in the vicinity. I have made no mistakes.
