There was so much thought that went into the construction regarding the tenant; and Specialized Property Management maintained that regard to high esteem from the very beginning. Maintenance Request are Prompt and Communication is Impeccable. I couldn't ask for a better Management Team. They are the Absolute Best!!!!

Anytime we have needed things done we always got what was needed , We have lived in our rental for 6 yrs now I believe and SPM has always been great to work with. I can honestly say we have enjoyed our rental experience because of the relationship we have with Specialized Property Management. If we ever decided to move we do hope to do it through them.

Run for the hills before leasing with this company. I am being forced to pay for a sapling tree that died in the last freeze - over $1,000! Be especially scared if you have to deal with Johanna Laggui. The most unhelpful property agent Ive ever had to deal with. All she does is pass along unreasonable HOA demands and chide us for not complying fast enough. Has not helped us once. They scheduled a home inspection without any input from the tenant. Fine. They scheduled a second inspection within 3 months. Fine. They scheduled on a Saturday between the hours of 9am - 4pm. Rude. They say we have grass in our flower bed and only give us 3 days to fix it after the first notice. Rude. When we ask for more time (a couple weeks), they take 24 hours to respond with “give us a specific date”. Unprofessional. Complete lack of respect toward tenants. Update: Added 2 stars as they recently notified me that they will narrow the inspection window the day before inspection. Update: Degraded to 1 star. After getting an HOA violation with only 24 hours to respond (I believe it was for a few weeds in our front garden, the HOA never specified), SPM left it entirely to us to dispute the charges. Ok fine, but the HOA only allows disputes to go through Townsq which needs an account number from the homeowner to set up an account. SPM only provided the account number after I asked twice. The first reply was a reminder about my obligations under the lease. when I did get the account number, I couldnt file a claim since the homeowner already set up an account for himself. SPM management seemed more interested in telling me how I was wrong to not weed my garden fast enough (within 24 hours?! I work during the week). Just rude and awful to deal with. on a separate issue, anytime I put in a maintenance request I am forced to jump through a bunch of diagnostic hoops before they send someone to actually fix the issue. when a fuse goes out, we need to unplug everything to see if that fixes the issue, then we need to check if the garbage disposal is jammed?! It is a fuse. We know its the fuse because the same ones keep tripping! Avoid this management company if youre a tenant. I hate that there is almost a year left on our lease.

Do NOT use this company to lease your property. My tenant ended up hunting me down and I had to personally resolve many issues because she could never get hold of anyone at Specialized. If she did get hold of someone, they were unhelpful and unfriendly. As an owner, they NEVER communicated about any requested repairs. They can charge up to $300 without your permission but I never got noticed of ANY repairs regardless of the amount. Specialized has zero communication and zero professionalism. Might as well light your money on fire if you hire them.
