We recently used Samantha Mears at Structure to sell our farm that had been in the family for over 100 years. We reached out to her after seeing a recent farm sale of hers sell for more money than other farms in the same county. We had originally spoken to the big land auction companies to get their opinion on our land. They gave us their fair market value (low/middle/high price per acre) and warned us not to expect the high price on all the parcels. When we were weary of an auction, they kind of scoffed at listing the farm but said they were "willing" to list it if that's what we were deciding. I wasn't looking for someone "willing" to list it, I was looking for someone who would "LOVE" to list it. After that, we found Samantha, told her our story and she said "I'm a farmer's daughter, and I know how important your land is to you. We can wait as long as you need to get the price you want." When it sold, we had multiple offers and every parcel sold for a significant amount higher than the land broker's initial valuation. The secret to using an agent that works in residential sales to sell your farm is that they will never pressure you to take a lower price than what you want because most of their income comes from selling single-family homes, which allows them to be patient with your sale. The big brokers need to push A LOT of farms through each month to make their money. So they may be more inclined to pressure you to take an offer. We did not feel that from Samantha at all. She was willing to go above and beyond making sure we had the offer we wanted. We couldn't have been happier with having her as our agent. We'd recommend her and Structure Real Estate to anyone.
