BMG has been the property manager at the last two places I've lived and I have never had anything but positive interactions with their office staff and maintenance technicians. Special shoutout to Kandice S. who always promptly responds to any of my maintenance requests. I feel like they genuinely care about my needs as a tenant.
Nina Bartolome recently helped me with a maintenance request and everything was smoothly operated. A sink cabinet was pulling off the wall and, as you can imagine, this could have been a serious issue if left unattended to. The request was filed in a timely manner and within the next day a service representative was working on my request. The cabinet was fastened and even a new drain was replaced without ask. Thank you for all the help! I've attached photos of the completed job.
Absolutely unacceptable experience with BMG Property Management. Our central air conditioning completely failed during a severe heat wave, and despite multiple urgent maintenance requests — including calls, emails, texts, and online submissions — they repeatedly ignored us. The indoor temperature reached the high 80s, creating an unsafe and uninhabitable environment. I have a very young child, an elderly dog, and I am pregnant. This was clearly communicated to them multiple times. Instead of providing help or even responding professionally, they left us without essential services. In particular, Genie Ramos showed a shocking lack of professionalism and compassion. She promised to transfer me to her supervisor but instead hung up on me during an urgent call for help. She repeatedly and incorrectly claimed that we were responsible for repairing the AC, even though our lease clearly states that the landlord is responsible for maintaining and repairing the central air system. Their failure to act demonstrated a complete disregard for tenant health and safety, as well as basic human decency. They did not meet even the most minimal standards of property management. Avoid this company and Genie Ramos at all costs if you value your well-being and expect humane treatment. Update ! Completely forgot to mention that this was not my first time having issues with this specific property manager. I actually had a review posted here from 2023, after she completely mishandled a garage door installation situation and she asked me to remove the review. To be nice, I did. I also had an issue with her in Jan/Feb after she placed charges on my account for not having updated renters insurance. This was completely incorrect, as I had email confirmation of her CONFIRMING RECEIPT of my updated renters insurance along with proof of online submission via their portal. It seems many times that certain issues are missed or not fully understood, particularly regarding our local laws and customs here in the United States. I have also experiences many ongoing communication challenges. I did some digging and uncovered that this company utilizes many (not saying all of their staff) virtual assistants (VAs) based in other countries, such as the Philippines, Mexico, or other parts of Latin America. Although I have no problem with global support for certain administrative functions, I would appreciate a U.S. based contact for emergency situations. I have utilized the "option 2" when you call the main number for emergency maintenance, but when I called no one picked up and the voicemail box was full. Just makes me nervous for future emergency situations. Yes @ Bay Management - your response it a copy and paste of what was sent to my email. This does NOT explain why she tried to place the cost of the repairs ON US INITIALLY INSTEAD OF HEARING OUT MY CONCERNS. She HUNG UP ON ME as I was trying to explain that she was completely wrong in that logic. My point is : INSTEAD OF IMMEDIATELY TRYING TO HELP, Genie Ramos placed blame on me and my partner . DO BETTER. This time there is absolutely ZERO CHANCE of me removing this review, like you begged me to do last time she dropped the ball. This is a pattern and it needs to stop. I also want to highlight that under Pennsylvania law, landlords are required to provide and maintain a habitable living space. This includes ensuring adequate heating, cooling, and ventilation, especially during extreme weather conditions. Also - COMPLETE LIE that the maintenance request went in 'Sunday night' this was in early afternoon - 1:57pmEST to be exact (see attached screenshot) . Why did no one answer the emergency maintenance number? Why was the mailbox full?
I have been a tenant at one of Bay Property Management Group's properties in Philadelphia for nearly two years, and my experience has been overwhelmingly positive. Over the past few months, working with Jorge De Luna as my property manager has been particularly great. Jorge is the most respectful and easygoing person I've had the pleasure of working with. He advocates for my needs while always being fair and approachable. Whether through text, call, or email, Jorge is always prompt in responding and taking action on any queries or concerns I have. The property owner is equally wonderful and considerate. Though Jorge acts as the intermediary between us, I can clearly see that the owner is a kind, generous person who genuinely cares about her tenants. While landlords often have a negative rep, this owner has proven that there are landlords who truly prioritize their tenants' well-being. I feel incredibly fortunate to have found such a great place, and even more so to have such a caring owner and dedicated property manger who make the entire experience so positive. I recommend them within any hesitation.
