Affordable price, but I also think you’re getting what you pay for. Not a dump but not Beverly Hills. Being a student, I had to wait for financial aid to come in my first semester here and they were willing to wait for that to come in order to allow me to pay my January rent without fees. If you’re a student, you know this is a reoccurring instance every semester though and you have to wait for your funds to come in typically to pay for most things for the semester. I had two more semesters left here and after that first time of allowing it, they wouldn’t allow it the other two semesters. Things are just kinda older and could be updated but everything works. My biggest complaint is the water. There was calcium buildup on ALL my dishes anytime I ran the dishwasher. If I boiled tap water, it would get white floaties (of calcium from the water. When I ran the bath, it smelled like the strongest chlorine pool you’ve ever experienced in your life. My hair is bright blonde and I had to start buying my own purified water to wash my hair. This is even after adding the double filter to the water shower head you see. That is a shower head I put on that doesn’t come with the apartment. I had an earwig infestation from the amount of rain we got and was told to buy my own stuff to kill them off rather than having a professional exterminator come and take care of the whole building. Again though, affordable price for two bedrooms for a student. The positives are that Peggy in the front office and very very kind and makes sure any maintenance requests are answered in timely manor. Maintained was always kind and respected my boundaries, asking when they can or couldn’t enter. If you’re a student and looking for affordable and spacious while willing to give up a few “high quality” expectations, this could be your place. Looking forward to not dealing with their low quality water or earwigs in my next place though!

I spent 8 months applying for places in Cedar Falls after me and my 4 kids moved back from Colorado Springs. Nobody would return my calls, no other property manager would give us a chance! We were blessed to have met Tim Hoekstra, and he didn’t blink twice on my family! I signed a second lease 6 months in to our first, and I plan to work with him til we decide we are ready own again! We have been renting through CVPM sine 2012/2013 and have loved it. Whenever we have an issue with something we submit a maintenance request and have someone out the next day! We've rented 2 apartments and now rent a house in a great area. We love it out here! Tim is very helpful and explains stuff very well. He also nice with helping you out with working with you as long as you communicate. 20 out of 10 recommend Cedar Valley Property Management! 😁
