Update since last review: Still nothing. The bushes outside my house are wilting and rotting. I thought an HOA was supposed to improve how the community looked. My property manager has followed up with this HOA company 5+ times about landscaping. Nothing has been done. They filled out a survey with how this has not been done. The landscapers still have not touched any of the sage plants in the neighborhood. It sounds like whomever they contracted to perform this service isn't aware that "landscaping" entails trimming plants. They have not been trimmed since last summer. I'll update my review when this has been done. They are growing over onto driveways and sidewalks, especially near the park (no trash can at the park either so you get to carry your garbage home). I was a tenant for three years, always paying rent on time and keeping the property in excellent condition. However, upon move-out, we were unfairly charged for a variety of charges. 1. For basic wear and tear charges. 2. For a vague “Maid to Order” cleaning fee, despite the fact that we left the unit cleaner than when we moved in. In total they took basically our whole security deposit. When I questioned the charge, management failed to provide any real justification beyond a generic claim that they "always send a cleaner." Even their own cleaner admitted that "not a lot needed to be done," yet they still deducted money from my deposit. To their credit they did split us 50/50 on wear and tear damages, however most of the damage had existed prior to us moving in. On top of this, the property had multiple issues during my tenancy—recurring black widow infestations on the property (which we had to handle myself), overgrown weeds in common areas that reached over my head, and a poorly maintained exterior, there was never any sidewalk put in as it was a basement apartment. Despite these conditions, I was still charged for cleaning that was neither necessary nor contractually justified. If you're considering renting from this management company, be prepared for unwarranted move-out charges and a lack of accountability. Before signing with them, go through the contract with a red pen and get clarification on everything you will be charged when you move out.

Do not recommended as a property management company. They do not respond to emails (weeks) or phone calls timely. They don’t answer when you call. In fact. I would call from another phone number and then they would suddenly answer. They don’t properly submit advertisement listings online. My property was vacant for 2 months before they even listed it properly. And I couldn’t find any listings online. They somehow forgot to click some submit button or features to where it would actually show up when people would actually search the unit. Was told it was on lots of other websites. Same problem. Suddenly when I brought up it wasn’t on the websites they would then appear. It’s still not on the other websites it’s supposed to be listed on 3 months later. They also allow unsupervised access to property with the physical key to the home. Unit is priced fairly and they are not motivated to rent my home. They don’t provide any communication or updates. Good luck trying to get them on the phone or someone to call you back.

Gavin did an amazing job getting us into our dream home! We loved the property so much we were ready to offer over asking to make sure we got it, but Gavin talked us off that ledge and ended up getting us almost $80,000 in discounts and concessions. He’s trustworthy, very hard working and makes sacrifices for his clients. My last name is Densley so you may assume this review is bias, but I think it says something when you can work with family without any drama.
