Was going to give two stars until I received my security deposit on move out — we lost 84% of our security deposit! For our privacy we will omit most the property details for which we stayed. The unit upon move in had various quirks, including several scuff marks on the walls and an interesting odor. Throughout the year our fridge and microwave had broken, to which a shift in management had occurred and had taken Diversified 30 days after being notified to go through with the replacement! Quite ridiculous maintenance response times. Rent wasn’t cheap either, scoring up high relative to the market value at move in. Upon moving out Diversified looked for every incentive they could to condemn us for various repairs in the unit. Namely a whole unit carpet replacement, which had costed us over $500. Then they had found little bits of grime on the washer and oven and decided to charge us $500 for general cleaning. Oh and those scuff marks I had mentioned, another $150 to remove the preexisting marks. There were other nickel and dime charges, but thankfully we were able to get a small refund. Point is, these guys are crooks and know how to take advantage of new renters who don’t know their rights. READ YOUR LEASE CAREFULLY and expect them to try and pull some sketchy scams on your way out the door. Good riddance Diversified, you’ve lost my respect.

I would recommend never renting from this company. For starters the owner of the Prairie Pl units is a slum lord, the cheapest fixes, nothing is updated, they have single pane windows and cost $300 a month to keep them at a cool 62 degrees in the winter. The owner violated my privacy on more than one occasion by walking onto my back porch and looking in my windows without notice. She accused me violating property terms without evidence and later determined it was someone else. They charge top dollar for the slum lord special. Then on move out, they inflated and lied about the charges and refused to show itemized proof of charges. They claimed it was $227 to replace a wood bedroom door and charge me to replace cold water taps for the washing machine even though this is their required maintenance. In addition, they only use 1 maintenance person who is a total creep and whines and refuses to do the maintenance he was called out for.z there was a broken kitchen tile and he tried to leave 3 times before I demanded he fix it. Diversified Property is not a good company, they are liars and they are thieves.

My significant others dog was attacked by another tenants dog. The other tenants dog ripped the leash out of their hand and sprinted across the property to bite our dog. The other dog had to be wrestled to the ground and held until the owner could get over to assist. My significant other chose to move the next day out of fear and confusion on how to handle the situation, not wanting to get police involved or the dog put down for attacking her dog. She chose to take herself out of the situation. William the property manager over at Aspen place apartments was notified. He took no action. William said he reviewed the footage and spoke to his supervisor but instead of refunding the deposit from a unit that was left clean, they charged a lease break fee. No action was taken towards the other tenant. They said go get a lawyer, we dont care about you. Is this the kind of place you would like to live?

Communication is not a business strength. Emails and phone messages are rarely answered by any of the office staff. It was very frustrating to work with them to remedy property damages and close out a lease. In retrospect a zillow lease would have been just as effective.
