Hollands started to manage my property since 2023 June. With 2.5 years with them, I feel disappointed as they are not following the contract either with the owner or with the tenant, resulting in a loss for the owner. 1. I have the first lease from 7/18/2023-7/17/2024, followed by a renewal lease from 7/18/2024-7/17/2025 and then another renewal monthly lease from 7/18/2025. Holland had tenant paid prorated rent at the first month, and never did prorated rent at the month (July) when the lease was renewed with an increasing rent. The holland did not follow the lease to increase the rent as what lease stated. When I asked why? The response I received was “it is easy for tenant to pay at the beginning of the month.” I basically lost about 150 dollars, and holland has not yet agreed to pay me back, but keeps saying they need to discuss with their higher management team. 2. They have eviction program which is 0.5% of the rent. This is clearly stated in my contract and on their website. You can decide to opt on/in at every Jan/Feb. OKAY - it is great to have this program. However, when my tenant moved out at the end of August 2025, and I have no tenant no rent in Sep and half of October, they still charge me the same amount of the fee 0.5% of the prior rent as they said we signed in the program at the beginning of the year. The program clearly stated that it is 0.5% of the rent on both contract and the website. Even if I cannot opt out at mid of the year, by following the rule/contract, if rent is zero, then 0.5% of zero is still zero. They basically will increase the eviction fee when your rent increase in the mid of the year, but refuse to decrease if your rent goes down (or if there is no rent). I am still waiting for pod2 team to discuss with their higher management team on this issue. I will update the review when hearing back from them, hopefully next week. — Even I felt disappointed on the management team, I want to still give credit on the leasing specialist - Abraham Lobo. There was some disconnection to get the property ready for rent (from the management team); hence some delayed on putting the property on the market. However, within a week of posting on the market, my property was under contract. I truly appreciate Abraham’s (almost daily) email communication that I have the first hand information on the leasing progress. He must also did a great job on showing the property and get the leasing contract ready. Thank you so much!

Update from 3 to 4 stars, one point knocked only for all the back and forth that was needed to get to this point, but they did right, thanks to Roni for helping out with everything. --- Update from 1 to 3 stars: They have agreed to their marketing error and have agreed to waive management fees until I'm repaid one month mortgage. While I appreciate the approach, being made whole nearer term would have been preferred and was what I had asked for. I don't pay my mortgage over the course of multiple months for one monthly payment, and a restitution this way would have felt more genuine. There is the option of another fee they could waive to bring me closer to whole far sooner, and am waiting to update my review again based on this request I've made. To note: Full appreciation for Roni in Pod 4 as she's the go between for these conversations. While I asked to speak directly with management on this they've had it go through her. ------ I trusted Holland Properties to lease my immaculate 2-year-old home, which was described at the start as “beyond rent ready.” My neighborhood rents quickly, so I expected no problem finding tenants. Instead, preventable errors in Holland’s systems created barriers that made it nearly impossible for renters to even access the property: The listing was missing the self-scheduling link for showings. One phone number went straight to voicemail with no Holland identification. The other number was incomplete, adding confusion. Because of these mistakes, my property sat on the market far longer than it should have. I even did my own marketing on Facebook Marketplace, only to find out later that the links I was sending people weren’t functional. These issues have already cost me an additional month of mortgage payments and a great deal of frustration. I raised the concerns, and the (kind) staff acknowledged the errors but said they didn’t know how to fix them right away. That left me carrying the financial burden while waiting for basic problems to be resolved. If my home had been slow to rent because of price or market conditions, I could accept that. But in this case, the delays were caused by Holland’s mistakes — and they directly harmed me and my family. While it seems most people do not encounter these burdens, I have. Until Holland makes this right, I do not recommend them to other property owners. I will update this review if proper resolutions are made.

I signed up with Holland during 2024.The thing I like the most is the way they prepare the house. When they first rented out the place I had to spend like 5000 on painting alone. But it is worth it and we can show them during taxes. I did not spend that much for subsequent new tenants. The time between one tenant to other is like 1 to 1.5 month in my case. So you have to budget funds for that time. And their rent analysis is slightly less than what we can get for the house. I went 200 more than they recommended and still got client in decent time. The staff is quick to respond. I enjoyed working with pod3 members. They are quite knowledgeable and helpful. The web interface is not so easy to navigate. Overall I am happy with the way property is maintained. So 5 star to holland. They have earned my trust.

I would like to acknowledge Jordan and Chad as they rushed to solve an issue for us. When leaving the house, the front door lock broke, as I heard a piece drop into the door. Upon returning, the key stuck in the lock. I went to the website, entered a Maintenance Request, Jordan contacted me, via phone, within the hour and arranged for a technician to arrive in the afternoon. Chad arrived a few hours later and repaired the lock in a matter of minutes. I truly appreciated their swift efforts in solving an issue, rather than leaving us with the issue for several days. Thank you, Jordan & Chad!!!
