Kodiak Property Management

We had a great experience renting with Kodiak. They were very attentive and quick to take care of any problems that came up. Communication was great, they were easy to work with. We wish they had houses where we needed to move to, 100% would rent from them again.

I have had good experiences with Kodiak. We came to them after a different property manager dropped a bunch of balls--Kodiak picked up all the balls and immediately took care of things almost seamlessly. Communication has been prompt and reliable. We had one issue with a contractor who was problematic--while the experience was frustrating, Kodiak handled things professionally and stood by us in our decisions.

Honestly (as a tenant), if you can avoid this property management company, I would. They advertise responsiveness for maintenance (which they charge you for), but have failed several times to provide quality maintenance. We’ve scheduled appointments without anyone showing up to perform maintenance, one time of which they attempted to charge us, the tenants, for. We’ve submitted requests that have been completely ignored. And when they do help us out, it’s “the cheapest quote possible,” resulting in repeated issues, instead of just paying the expense to fix the problem altogether. They repeatedly fail to uphold their obligations outlined in the lease regarding maintenance. Additionally, they have incorrectly charged us for utilities, have charged us twice for rent in one month, and almost had our water shut off because they failed to pay the city what we paid their company for utilities. Us tenants have had to catch these mistakes, instead of being able to rely upon the company, whose literal job is to manage these services correctly, to make the process smooth. I’ve rented from two other properties/property management companies, and have never run into any type of issues or complications like Kodiak has presented. Previous companies have been responsive, have actually done their job, and don’t charge US to do THEIR job. Overall a very negative experience. If you have the choice between renting under different companies, I would not recommend choosing Kodiak.
