Kristin and team do an awesome job of reducing the property owner's risk/cost by having <1% eviction rate. This is very impressive. They also produce a "house rules" document to help the tenant understand some of the important points of the lease in an easy to understand format.

Kristen and her team are great at responding to questions, suggestions or concerns. My AC and furnace were upgraded, making my apartment even more comfortable.

Update: Kristen called me several months later to apologize for the entire situation after reading my review but made no actions to make anything right. MJA has recently been flooded with 5 star reviews. However many of these reviews are made by people who work at MJA or are associated with them. You can easily verify this yourself with Google and Linkedin. Be wary of this company and their shady business practices. MJA took over management of our apartment complex when the complex was sold. MJA is the worst property management company I've ever worked with. I would leave zero stars if I could. They shouldn't be in business. Here are my reasons: 1. They did not winterize our swamp coolers which led to burst pipes, roof damage, and ceiling damage for our unit. We preemptively asked several times if they were shutting off our swamp coolers and they said yes. This same thing happened to other tenants in our complex. 2. The water damage inside our apartment was never fixed and the roof continued to leak until we left. We submitted several maintenance requests over 6+ months. The roofer they hired wouldn't work in any bad weather and came up twice over the course of 6 months. They do not hire outside contractors and only rely on a handful of internal MJA people or preferred contractors. I called the health department to file a complaint and served MJA with a Notice of Deficient Conditions from Fair Housing. This finally got MJA to send their roofer within a few days but ultimately they did not fix the issue and the leak continued. Follow up repairs were never completed and the leak nearly caused an electrical fire. Pictures attached of the progressive damage over several months. 3. The roof leak that was never fixed nearly started an electrical fire. The water leaked onto an electrical outlet and caused a short. Luckily the wall was soaked with water and didn't catch. The circuit breaker never tripped indicating more issues. An electrician came out and advised it was dangerous. We moved out the day after the electrician looked at the issue. Pictures attached of the damage. 4. The rare time I was able to speak with Kristin on the phone they were one of the most unfriendly tone deaf people I have ever spoken to. Kristin showed zero empathy towards us and zero accountability for their mistakes. For example, Kristin even insinuated that the electrical fire was our fault by placing the bucket catching the enormous roof leak "too close" to the electrical outlet. I now understand why Kristin texts rather than accepts any calls. 5. Even with the property and safety issues MJA would not allow us to break our lease without a buyout. They will do everything to get as much money out of you as possible without spending anything.
