Rize PM took over half way into my years lease. Nothing from them no help with homeless problems & drug use. All they had to do was put up no trespassing but refused to do so. Battery went out on fire alarm I replaced and they told me I had to pay back 5.00 for battery. The parking is a joke we are aloud one stall per unit. They do nothing to enforce it. Parking infront of laundry room. Send email after email no response but sorry will look into it. (Blowing smoke) Came to sign a lease but print to small to read handing me a paper copy that was even smaller print. They have now decided to charge everyone the same power bill and water. Lights on all day & off at night Welfare people stay home all day & night running AC & TV I work 50/60 hour week Never home, they say the building has meters what a joke the front of the unit is on the same circuit as #3 back of unit is on unit #1 circuit Then with all the extra fees Turning a 10x10 coffin into 1000.00 month hole. Homeless doing drugs outside our doors, use of the hose to drink and shower all at our expense. Rize does nothing. Funny thing they are listening unit now under what they were trying to get me to pay. My opinion don't trust anything they say. They only wanted you to shut up and pay.

Worst property management company in Utah. Moved in no hot water. Took them weeks to resolve. My kitchen sink hasn’t worked properly. Anytime there is excess water in the sink it drains through the bathroom and explodes disgusting smelly water all over. I gave them the opportunity to fix it and told them the pipes are clogged. They used a whole container of draino and left a huge mess. And it still doesn’t work. Then they expect me to sleep there while my whole house smells like sewage. I went into express how upset I was. And they were openly laughing in the office behind the front desk. Don’t trust them to handle your property or tenants correctly.

Property I am in is affordable and they don't nickel and dime you on fees any worse than other PM companies in the valley. They do use the absolute bottom barrel appliances and getting them serviced when they break is an odyssey. They have setup their phones so it is impossible to get a person to answer. If you do open a ticket online they will close it once a repairman has visited regardless if they were able to fix it. In two years of residency I have been without hotwater for 2 weeks in January (entire building), without a dishwasher for approx 6 weeks, and now without a fridge for 2 weeks. Resolving the dishwasher issue and now fridge has required me to go in person to get the management teams attention.

For about a year now I've had a leak coming into one of the rooms, where my works equipemtn is since I work from home, and during a heavy rain storm my equipment got wet; which I had to move to the other side of the room to avoid any further damage, and the window was soaking and dripping all over the floor. This happened 3 times, treated as an emergency and each person that came out did not spend more than 5 minutes on "fixing" the problem and would like. Over the heavy rain storm this weekend, I went into my office Saturday night and my floor was flooded, the window and window frame were soaking wet and had huge puddles all over the frame, my sons birthday presents had gotten soaked along with some tools. I reported it that night, not as an emergency because if I do the emergency contact will tell me no one can come out in the weather (which in my opinon was the only way for them to see the issue) but as a regular request. Hendrick and Angel came, and way earlier than expected, and they THOROUGHLY took their time to inspect the window inside and out, and discovered (which I had already assumed) is that the rain was not entering through that specific window, but hopefully and most likely coming in from the window above it. They took their time, the assessed the situation, and actually addressed the problem and took their time to fix it. Well, we are hoping it was from there, and not up higher on the house. Thank you to Henrick and Angel for actually taking the time to inspect the outside of the house and not just look at the window! This could have led to so much more internal damage if this kept getting a 2 minute look over with no resolve. They were very kind and respectful (I work from home) and kept me in the loop of what they did instead of just walking away and not knowing if work was done or not. These guys were awesome!
