I wish I could rate this place zero stars… Avoid Total Property Management, LLC — and don’t fall for their move-out trap. I experienced retaliation after asserting my rights, unlicensed repair work by Meghan Smith’s husband, and silence when I reported serious health hazards. Amey Roseman knew and did nothing. When I moved out, they sent a vague, one-sided “move-out form.” I didn’t sign it — and you don’t have to either! South Carolina law doesn’t require it. The form appears designed to waive your rights and discourage complaints. You can also request a representative for your inspection — I did. They still kept my full deposit and tried to charge over $1300 more, after four years and two months of paid rent — despite the unit being clean. • SC Code § 27-40-410 — unfair deposit deductions • SC Code § 27-40-440 — safe, professional repairs • SC Code § 27-40-910 — retaliation is illegal I posted a full review on Facebook and am happy to help others navigate this. And to Amey, et al. — If you’re planning to reply to this review with sarcasm, condescension, or deflection (as you’ve done to others), please know that I’m well-versed in my tenant rights under South Carolina law and have documented everything. Any attempt to discredit or retaliate — even publicly — will only further expose your pattern of unprofessional and unlawful behavior.

They're on the ball! We are renting a later model home. So some things are outdated. In particular, I'm referencing our air conditioning. Mid August, and the unit craps out. Did it take a couple of days for them to act? No. Did it take one day for them to act? No. The very same day people were here addressing the issue. I can't imagine what it's like to manage multiple properties and their tenants issues, but I can say we have yet to feel in the dark or abandoned with our concerns or needs regarding our rental. Amey is prompt in responding and getting the job done. One happy family right here.

As tenant stay away from this company. You won’t see your deposit. After 3.5 years renting and over 80.000$ in rent they charged me around 400$ to fix 4 holes where we hung pictures!!! They don’t do a walkthrough with you. They don’t give you a chance to fix it by yourself. They just deduct what the want from your deposit. A dream for landlords but as tenant you are screwed with this company. Best tip if you can’t avoid them: plan in the beginning that you won’t see the deposit anymore and run down the house. Don’t even clean when you move out. I never saw this behavior and I‘ve rented several places without any issues.

Do not expect to get your deposit back even if the home you rented was in the same or better condition than you got it in! I’m so disappointed with this company. They did us wrong even though we were amazing tenants and the home was better than when we moved in. We were there 5 years. I have pictures and the move in checklist as proof. They still stole $150 from us. There weren’t light bulbs, no blinds, it was FILTHY, there were things in the cabinets and closets, glass and trash in the yard, and so much more when we moved in. We fixed things, cleaned, etc. I would not recommend because even with proof they still won’t honor their own policies which clearly state you must leave the home in the same or better condition than you got it in. I’m attaching pictures as proof because I’m truly being honest about this and in the right for it!
