I recently moved into a property with Utah First. Upon my check in it was evident the changeover and cleaning were not finish from the previous tenant. The homeowner had relied on a third party to complete the work, and it was not done. Of course, we were not happy at all and blamed anybody that would take my call. Brandon G with Utah First was that person and he ensured me a mistake had happened, and he was going to make it right. Brandon calmed me down and explained that the work was neglected and started to work on a solution. I am very satisfied with the work and accomplishments Brandon G. and his team completed. This makes us very happy customer and residence of Utah First Property Managment. Our relationship started out rough but has developed into professional working relationship. Brandon G. is a man of his word, and I respect that in a business. We need more professionals like Brandon G. in the world.

We used them to manage our home while we were renting it out. They were integral to our peace of mind. They had a smooth, professional process from start to finish. Their pictures we done well, they got a qualified tenant in quickly, handled any concern quickly, and provided detailed monthly reports. I'd highly recommend them to anyone in southern Utah that is looking for a property manager they can trust.

My husband and I moved in about 2 weeks ago. When we applied, my husband had to get a cosigner even though I surpassed their salary and credit score qualifications. My husband is in school and can only work part time at the moment. We both had a feeling if the roles were reversed and he was the breadwinner, there wouldn't be a problem. Just seemed very weird to make his parents cosign when we are a married couple. On top of that, when we moved in, the place was a disaster. Previous renters left numerous things in all corners of the home. There was toothpaste smeared in the drawers, grease all over the kitchen cabinets, and the carpets clearly were never cleaned even though that's in the lease. When I asked Utah First to come clean the carpets, they called me and laughed at me saying the carpet and cleaning companies had billed them. It felt like they didn't care to even check if the work was done. I will be following up as part of our security deposit goes toward carpet cleaning (as did the deposit of the last tenants). There have also been problems with lights not working (due to electrical, not just dead bulbs), plumbing issues, and Wi-Fi connection. Some of our maintenance requests have been flat out canceled with no follow up. The only reason I am giving two stars is because of the price of rent as compared to other complexes is lower, and the woman who gave us our keys at the office was quite helpful. Overall though, my experience has been quite negative and left a bad taste in my mouth just a few weeks in. Update(changed to 1 star): After living here for almost 5 months, we are fed up with how Utah first treats their tenants. Every maintenance request either takes months to fulfill or is not fulfilled at all. As of now, we can't use our back deck because we feel like the boards will break underfoot at any minute (they said they don't have to do anything about it) and we don't have use of 2 of our kitchen cabinets because of broken parts (due to the age of parts). It has been a month now asking them to come fix our cabinets and all they say is "a vendor will contact us". They really could not care less about their tenants.
